Job description
The Financial Controller (Real Estate Accounting & IFRS Reporting) role in Dubai is a contingent position responsible for supporting the Finance Director in overseeing all financial operations across the Group within the real estate or property brokerage sector. The role encompasses full-spectrum financial management including accounting, budgeting, forecasting, tax compliance, and financial reporting, ensuring adherence to regulatory requirements and financial best practices. The position involves overseeing general ledger and accounts payable functions, reviewing entity-level GL and trial balance, and coordinating with accountants to close monthly and annual financial statements. The candidate is responsible for preparing monthly, quarterly, and annual financial reporting in accordance with IFRS, as well as compiling board packs for leadership teams. The role includes managing cash flow, working capital, and financial risk management, while advising leadership on financial planning, investment decisions, and cost optimization strategies. The Financial Controller leads audit management processes, including preparation of statutory accounts and audit materials, and coordinates with external parties such as auditors, banks, and regulatory authorities. The position requires implementing budgeting and forecasting processes, conducting variance analysis, and collaborating with business unit heads to align financial plans. The role also ensures financial processes are documented, maintains internal controls, and enforces compliance with UAE VAT laws and tax regulations. Proficiency in Tally financial software and advanced Microsoft Excel for financial modelling is required. The role includes supervising and mentoring finance staff, maintaining confidentiality, and ensuring compliance with company policies while operating in a high-pressure environment requiring strong analytical capabilities and commercial acumen.

- Lead audit management activities including preparation of statutory accounts, audit materials, and coordination with auditors and regulatory authorities
- Implement and manage budgeting and forecasting processes including collaboration with business unit heads and conducting variance analysis
- Ensure financial processes are documented and maintain internal controls and compliance with financial best practices and UAE VAT laws
- Coordinate with external stakeholders including banks, auditors, and regulatory bodies to ensure compliance and reporting accuracy
- Supervise, mentor, and develop finance and accounting staff while managing team performance and deliverables
Experience & skills
- Demonstrate 7–10 years of experience in finance roles with at least 3+ years in a senior or Financial Controller position within real estate or property brokerage sector
- Hold a Bachelor’s degree in Accounting, Finance, or a related field
- Possess professional accounting certifications such as CPA, ACCA, or CMA
- Exhibit strong knowledge of IFRS, financial reporting, general ledger, accounts payable, and statutory accounts preparation
- Demonstrate proficiency in Tally financial software and advanced Microsoft Excel with financial modelling capabilities
- Show experience in budgeting, forecasting, variance analysis, and financial planning processes
- Possess knowledge of UAE VAT laws and tax compliance requirements
- Demonstrate ability to manage audits, coordinate with external stakeholders, and maintain internal controls
- Exhibit strong analytical skills, commercial acumen, and ability to work under pressure and meet deadlines
- Demonstrate ability to manage and lead a small finance team effectively with English proficiency and Arabic as an advantage
