The Director, Branded Residential Portfolio Management is responsible for portfolio-level governance, planning, and setup of branded residential components across Kerznerās global Private Homes and Branded Residences development pipeline, focusing on the pre-opening residential lifecycle from early pre-development and planning through to opening, ensuring structured management and coordination with internal and external stakeholders, and guaranteeing branded residential projects are consistently defined, correctly configured, brand-aligned, and operationally ready for structured handover to OpCo at opening. The role acts as the residential portfolio authority by establishing and managing residential project stage gates, defining residential requirements and standards, validating outcomes at key milestones, and ensuring quality, consistency, and readiness across multiple residential developments globally. The position includes establishing portfolio-wide residential frameworks, standards, setup playbooks, defining residential requirements and performance principles, and setting minimum portfolio requirements covering unit mix and typology principles, residential amenity principles, arrival, circulation, privacy and access requirements, back-of-house and servicing requirements, and residential technology readiness criteria. The role manages Residential Project Stage Gates across deal feasibility, concept confirmation, concept design, schematic design, design development, design and build phase, pre-opening residential readiness, and handover to OpCo, validating compliance, identifying risks, confirming readiness, maintaining records of reviews and approvals, and presenting stage gate readiness. The position provides residential subject-matter expertise during pre-development and planning phases including brand alignment, feasibility assumptions, unit mix strategy, typologies, sizing logic, amenity positioning, operational and governance implications, defining early residential product principles, and mitigating risks related to residential liveability, owner experience, long-term asset value, operational viability, and handover readiness. The role provides structured residential input to design and project teams, reviewing layouts, adjacencies, circulation, and functional planning, ensuring residential requirements are integrated into design processes, monitoring design evolution, and maintaining non-authoring collaboration with design consultants. The role ensures brand compliance and residential product integrity by reviewing finishes intent, amenity positioning, privacy, acoustics, spatial separation, monitoring deviations, and documenting lessons learned. The position defines the Residential Operating Model and develops structured Residential Operating Plans (ROP), validating back-of-house layouts, access, storage, plant capacity, service flows, residential technology capabilities, operational readiness, risk mitigation, and packaging and transitioning operating models to OpCo. The role coordinates pre-opening and handover activities, including TCO and OC completion, asset and warranty register frameworks, handover checklists, owner move-in readiness, and transition to operations teams and Director of Residence. The position maintains portfolio reporting, stakeholder coordination across Design, Projects, Construction, Business Development, Property Management, and OpCo, and supports leadership decision-making with evidence-based residential insights. The role excludes responsibility for rental programs, leasing, day-to-day operations, HOA governance, and design authorship. The role requires strong experience in luxury mixed-use developments, branded residences, hospitality-led residential platforms, cross-functional coordination, Microsoft Office proficiency, advanced Excel capability, international travel readiness, English fluency, and portfolio-level project oversight across multiple geographies.

- Define, implement, and manage Residential Project Stage Gates aligned with the wider development lifecycle, including deal feasibility, concept confirmation, concept design, schematic design, design development, design and build phase, pre-opening residential readiness, and handover to OpCo, validating compliance with portfolio standards, identifying risks and deviations, confirming readiness, and presenting outcomes to key stakeholders
- Provide residential subject-matter expertise during pre-development and planning phases by supporting Business Development, Design, and Construction teams with residential feasibility assessments, brand alignment evaluation, residential scope development, unit mix strategy, typology development, sizing logic, amenity positioning, operational implications, and governance considerations
- Review residential layouts, adjacencies, circulation, and functional planning at defined project milestones, ensuring residential requirements are documented, integrated into design processes, and aligned with owner experience expectations, operational efficiency, and long-term asset performance while maintaining collaborative engagement with design consultants
- Define Residential Operating Models and develop Residential Operating Plans (ROP) for each project, validating back-of-house layouts, access, storage, plant capacity, service flows, and residential technology capabilities to ensure efficient, discreet, and brand-appropriate operations prior to project handover
- Lead pre-opening residential readiness activities including coordination with OpCo teams, completion of TCO and OC requirements, asset and warranty register framework development, residential handover checklist completion, and validation of owner move-in readiness prior to formal transition to operations teams and Director of Residence
- Monitor brand compliance and residential product integrity by reviewing finishes intent, durability, amenity positioning, privacy, acoustics, spatial separation, documenting deviations, concessions, approved exceptions, and providing portfolio-level insights and lessons learned across projects
Experience & skills
- Hold a Bachelorās degree in Real Estate, Business, Hospitality Management, Architecture, or related field with a Masterās degree preferred, demonstrating strong academic foundation relevant to branded residential portfolio management and luxury hospitality-led residential developments
- Possess minimum 8ā10 years of experience across branded residences, luxury mixed-use developments, or hospitality-led residential platforms with demonstrated expertise in residential lifecycle planning, portfolio governance, and multi-project oversight across global geographies
- Demonstrate strong understanding of branded residential product development, owner expectations, residential amenity planning, operational readiness requirements, and residential lifecycle management from pre-development through handover
- Show proven experience working at portfolio level across multiple concurrent projects, managing complexity, coordinating cross-functional teams, and delivering consistent residential standards across geographically diverse developments
- Exhibit proficiency in Microsoft Office applications including advanced Microsoft Excel skills to support portfolio reporting, feasibility analysis, residential planning, stage gate tracking, and governance documentation
- Demonstrate ability to collaborate with Design, Development, Projects, Operations, and Property Management stakeholders without direct authority while influencing residential outcomes and ensuring brand compliance
- Maintain willingness to travel internationally as required to support project oversight, stakeholder coordination, and residential readiness activities across global development pipeline
- Demonstrate fluency in English with additional languages advantageous, alongside strong analytical capabilities, organisational expertise, and experience operating in owner-side governance-focused residential portfolio management roles
