Job description
The Financial Analyst supports the Business Finance Manager in driving financial strategy and portfolio optimization for the Corporate Property function, providing FP&A support across budgeting, forecasting, analytics, and alignment with business objectives. Core scope includes assisting budgeting and forecasting by cleaning data and preparing financial models and analyses; supporting the annual portfolio review with financial analyses and reports to evaluate returns and identify opportunities for new brands; and conducting ad-hoc financial analyses and preparing reports and presentations for strategic initiatives and operational decisions. The role prepares KFR reports and dashboards at regional and corporate levels, reviews performance versus budget to identify variances and escalate significant deviations, tracks and reports regional and corporate Capex cash requirements for store and non-store expenditures, and provides financial analysis for regional commercial transactions covering Capex and FM. It performs rent savings reconciliations and coordinates reporting with regional teams and Central Finance. Additional responsibilities include assisting with reconciliation of assets, deposits, savings, and receivables to support provisioning and maintain a clean asset register; contributing data, analysis, and insights to process improvement initiatives; and ensuring compliance with Alshaya policies and procedures across Property finance and regional property teams. The position requires advanced proficiency in Microsoft Excel and PowerPoint (pivot tables, LOOKUPs, INDEX/MATCH, financial modeling, sensitivity analysis, complex formulas), experience with major ERP systems (SAP, Oracle, Microsoft Dynamics), and familiarity with financial reporting tools and BI platforms (Power BI, Tableau). Preferred background includes retail industry experience and exposure to capital expenditure analysis and property-related finance, with strong analytical rigor and accuracy in reconciliation and reporting.

Key responsibilities
- Assist budgeting and forecasting processes for the Property function by cleaning data and building financial models and analyses
- Prepare financial analyses and reports to support the annual portfolio review and assess financial returns and new brand opportunities
- Conduct ad-hoc financial analyses and prepare management reports and presentations for strategic and operational decisions
- Prepare KFR reports and dashboards (regional and corporate) and review performance versus budget to identify and escalate variances
- Track and report regional and corporate Capex cash requirements for store and non-store expenditures with timely communication
- Provide financial analysis and data to support regional commercial decisions related to Capex and FM
- Perform rent savings reconciliations and assist in reporting savings in coordination with regional teams and Central Finance
- Assist with reconciliation of assets, deposits, savings, and receivables to support provisioning and maintain a clean asset register
- Contribute data, analysis, and insights to process improvement initiatives to achieve financial and operational goals
- Ensure compliance with Alshaya policies and procedures within Property finance and regional property teams
Experience & skills
- Bachelor’s degree in Engineering, Finance, Accounting, Economics, Business Administration, or a related quantitative field; Master’s or financial certification (ACCA, CA, CFA, CMA) highly preferred
- 1–3 years of progressive experience as a Financial Analyst or similar; retail industry experience strongly preferred
- Exposure to capital expenditure analysis and property-related finance is an advantage
- Advanced proficiency in Microsoft Excel and PowerPoint, including pivot tables, LOOKUPs, INDEX/MATCH, financial modeling, sensitivity analysis, and complex formulas
- Experience with ERP software such as SAP, Oracle, or Microsoft Dynamics
- Familiarity with financial reporting tools and BI platforms (Power BI, Tableau) is a plus
- Strong analytical capability to interpret complex financial data, identify trends, explain variances, and deliver actionable insights
- High attention to detail in data preparation, reconciliation, and reporting, with the ability to meet tight deadlines and collaborate with regional property, accounting, and finance teams
