Job description
The Director Commercial â Residential at Qiddiya Investment Company is responsible for leading all commercial activities associated with the development and execution of large-scale residential projects in alignment with Qiddiyaâs strategic vision. This senior leadership role involves shaping and implementing commercial strategies, managing contracts, procurement, budgeting, and risk throughout the entire project lifecycle. The role demands deep expertise in residential construction, contract negotiation, cost control, and compliance. The director collaborates with cross-functional teams including legal, finance, and project management, while overseeing external contractor negotiations and engaging with government, regulatory bodies, and local communities. This position also includes mentoring and developing the commercial team to ensure delivery excellence and alignment with financial goals.

Key responsibilities
- Develop and implement the commercial strategy for residential developments aligned with corporate goals
- Manage commercial teams to ensure efficient procurement, contract management, and cost control
- Lead negotiations with contractors, suppliers, and service providers to optimize terms and minimize risk
- Oversee budgeting, forecasting, and financial reporting to ensure projects meet financial objectives
- Ensure legal, contractual, and regulatory compliance across all residential development phases
- Identify, monitor, and mitigate commercial risks throughout the project lifecycle
- Build and maintain strong stakeholder relationships with government bodies and communities
- Provide leadership and mentoring to the commercial team, fostering professional growth and capability
Experience & skills
- Bachelorâs degree in Quantity Surveying, Construction Management, Business Administration, or related field; advanced degrees are a plus
- Minimum of 15 yearsâ experience in commercial management within residential construction
- Full lifecycle commercial experience from initiation through execution and close-out
- Membership in the Royal Institution of Chartered Surveyors (RICS)
- Demonstrated expertise in contract management, procurement, and financial oversight
- Strong leadership skills with experience managing cross-functional teams
- Proven negotiation and stakeholder management capabilities
- Excellent verbal and written communication skills
