The Senior Director β Commercial (Residential) at Qiddiya Investment Company is a senior leadership role within the Residential Business Unit responsible for leading the full commercial function across a major, high-profile residential development portfolio in Riyadh, Saudi Arabia. The role operates within the Development Management Office and is focused on establishing and executing commercial strategy across large-scale residential developments from early planning through procurement, contract award, and delivery stages. The position requires strong developer-side commercial leadership to ensure disciplined commercial decision-making, value protection, and alignment with business objectives, delivery priorities, budget constraints, and governance frameworks. The role oversees commercial performance across multiple projects and packages, ensuring robust forecasting, cost control, reporting accuracy, and timely escalation of risks and issues. It involves leading the structuring, negotiation, and management of major contracts, consultant appointments, and key commercial arrangements while ensuring optimal procurement strategies and contract frameworks are in place. The role requires challenging commercial assumptions, cost plans, and procurement approaches to improve project value, reduce risk exposure, and enhance delivery outcomes. It also involves close collaboration with procurement, finance, risk, governance, and project delivery teams to ensure integrated and aligned decision-making across the residential portfolio. The Senior Director is responsible for building and leading a high-performing commercial team and ensuring consistency in commercial processes and governance across all developments. The role requires deep expertise in procurement, contract strategy, cost management, and commercial governance within complex real estate development environments. It also demands strong executive-level communication skills, negotiation capability, and the ability to simplify complex commercial matters for senior leadership decision-making. The position is aligned with large-scale residential and mixed-use development programs, requiring experience in leading commercial functions within major master developers and handling complex stakeholder environments.

Key responsibilities
- Lead the commercial function across a large residential development portfolio ensuring strong commercial control from early planning through procurement, contract award, and project delivery stages
- Set and implement portfolio-level commercial strategy aligned with business objectives, delivery priorities, budget parameters, and governance requirements
- Oversee commercial performance of multiple projects including forecasting, cost management, financial reporting, and escalation of key commercial risks and issues
- Lead structuring, negotiation, and management of major contracts, consultant appointments, and key commercial agreements across residential developments
- Challenge and review commercial assumptions, procurement strategies, budget positions, and contract frameworks to improve value and reduce risk exposure
- Coordinate with procurement, finance, risk, governance, and delivery teams to ensure integrated commercial decision-making across the portfolio
- Build, lead, and develop a high-performing commercial team ensuring consistency in commercial management practices across all projects and stages
- Provide executive-level commercial insights, simplify complex commercial issues, and support senior leadership decision-making across development programmes
Experience & skills
- Demonstrate significant senior commercial leadership experience within major real estate developers or master development organisations operating in residential or mixed-use sectors
- Exhibit strong track record of leading commercial strategy and oversight across large-scale residential or destination developments in the Middle East
- Possess deep expertise in procurement, contract strategy, cost management, commercial governance, and risk management across development lifecycles
- Demonstrate ability to operate at both portfolio and project levels, balancing strategic leadership with hands-on commercial decision-making
- Show experience leading large commercial teams within complex stakeholder environments involving senior internal and external stakeholders
- Exhibit strong negotiation skills and ability to challenge delivery teams, consultants, and partners while maintaining alignment and project momentum
- Possess strong commercial judgement and ability to simplify complex financial and contractual matters for executive decision-making
- Hold Bachelorβs degree in Quantity Surveying, Commercial Management, Construction Management, or related discipline with MRICS or equivalent professional qualification preferred
