Job description
The Construction Manager in Dubai is responsible for the end-to-end management of building projects, particularly mid-rise and high-rise residential developments, ensuring full compliance with approved drawings, specifications, quality standards, and safety norms. The role includes planning, executing, monitoring, and completing construction activities while coordinating with project managers, subcontractors, consultants, vendors, and internal teams. The Construction Manager oversees schedule control, recovery planning, resource deployment, productivity tracking, quality compliance, safety enforcement, material and cost control, value engineering initiatives, and complete project documentation. Expertise in handling both structural and finishing works, construction methodologies, sequencing, scheduling, productivity analysis, AUTOCAD, Excel, and maintaining positive stakeholder relationships is required. The position demands strong leadership, mentoring, and team coordination to deliver high-quality projects on time and within budget, while promoting a culture of safety and efficiency across the site.

Key responsibilities
- Execute construction works strictly as per approved drawings, specifications, standards, and Inspection & Test Plans (ITP)
- Follow proper construction sequences, methods, and standard work procedures
- Ensure timely achievement of targets as per the approved baseline program through effective macro-level planning
- Identify potential challenges or constraints in advance and plan mitigation strategies
- Monitor project progress and productivity regularly, and prepare recovery programs to address delays
- Manage and optimize manpower, materials, and plant & machinery deployment
- Ensure timely procurement of materials with correct specifications and quantities
- Maintain productivity records and conduct regular follow-ups to achieve timely project delivery
- Coordinate with other trades, subcontractors, consultants, and vendors to maintain smooth workflow
- Certify work completion reports for subcontractors and suppliers to facilitate timely payments
- Lead, motivate, train, and control subordinates, subcontractors, and vendors
- Ensure execution of work with 100% quality compliance by following the 'Right First Time' philosophy
- Enforce strict adherence to safety standards and ensure zero safety incidents
- Control material wastage and carry out material reconciliation (Consumed vs. Estimated quantities)
- Propose and implement value engineering initiatives and introduce innovative efficiency improvement measures
- Maintain complete and accurate documentation, checklists, records, reports, and logs throughout the project lifecycle
Experience & skills
- Bachelor's degree in Civil Engineering
- Minimum 10+ years UAE experience in buildings (Midrise & Highrise)
- Experience as Construction Manager in at least 2 residential building projects completed from start to handover
- Proficiency in AUTOCAD and Excel
- Strong knowledge of construction methodologies, sequencing, standards, and high-rise structural and finishing works
- Ability to manage teams, mentor junior engineers, and coordinate effectively with subcontractors and vendors
- Experience in schedule control, resource planning, productivity management, quality management, safety enforcement, cost control, and value engineering
