The Maintenance Manager at Waldorf Astoria Ras Al Khaimah is responsible for the comprehensive management of all engineering and maintenance operations within the hotel to ensure the highest standards of safety, security, operational efficiency, and regulatory compliance. This role oversees the Engineering Team, coordinating daily operations, equipment maintenance schedules, service standards, and emergency procedures. The Maintenance Manager communicates with housekeeping, government agencies, and other internal departments to align operational priorities, ensure statutory compliance, and maintain optimal conditions for machinery, property, and plant operations. Responsibilities include preparing capital expenditure and repairs & maintenance budgets, diagnosing, maintaining, and repairing mechanical equipment, monitoring Key Performance Indicators for the Engineering Department, and taking corrective actions to enhance operational efficiency. The position also manages special projects, energy conservation programs, renovation projects, and implements environmentally friendly systems and equipment to minimize operational costs and enhance sustainability. Additionally, the Maintenance Manager is accountable for developing the Engineering Team through recruitment, training, performance management, career planning, disciplinary processes, and team motivation, while ensuring high levels of internal and external customer satisfaction. The role requires advanced knowledge in building management and engineering, the ability to work independently under pressure, flexibility in responding to varied operational challenges, and proficiency with relevant computer programs used in engineering and facilities management. Key responsibilities
- Lead and manage the Engineering Team in day-to-day hotel engineering and maintenance operations, including service standards, equipment schedules, and workflow management.
- Coordinate with Housekeeping and other internal departments to prioritize and schedule maintenance activities in guest rooms and public areas while ensuring minimal disruption to hotel operations.
- Develop and implement systems and procedures to ensure the health and safety of guests and team members, maintaining proper conditions for machinery, plants, and property in compliance with hotel and regulatory standards.
- Prepare and manage Capital and Repairs & Maintenance budgets for the Engineering Department, overseeing cost control, expenditure planning, and operational efficiency.
- Diagnose, maintain, and repair all mechanical equipment within the hotel while ensuring continuous operational functionality and timely response to any equipment failures or emergencies.
- Coordinate and oversee renovation projects, including bidding, defining cost and scope, and managing general contractors and subcontractors to ensure quality and cost-effective project completion.
- Develop and direct emergency programs, implement energy conservation initiatives to minimize expenses, and introduce environmentally friendly systems and equipment to enhance sustainability and operational efficiency.
- Monitor and evaluate Key Performance Indicators (KPIs) for the Engineering Department, taking corrective actions as required to improve equipment inventory management, productivity, quality audits, and other operational objectives.
Experience & skills
- Possess a degree in Engineering or a closely related field, with advanced knowledge of building management and hotel engineering operations.
- Demonstrate prior experience in facilities management, hotel engineering, or maintenance leadership within a hospitality environment.
- Show expertise in budgeting, including capital and repairs & maintenance budgeting, as well as basic accounting principles applicable to engineering operations.
- Exhibit strong leadership skills with experience managing and developing a team, including recruitment, training, performance management, career planning, and disciplinary processes.
- Demonstrate knowledge and application of health, safety, and regulatory compliance standards relevant to hotel engineering and maintenance operations.
- Possess excellent communication skills, customer service orientation, and the ability to work independently under pressure and in diverse operational contexts.
- Be proficient with computer applications and software relevant to engineering, facilities management, and operational reporting.
- Additional qualifications such as First Aid certification or specialized engineering certifications are advantageous for performing the role to the highest standards.
