Job description
ByteDance is seeking an experienced Facilities Manager to oversee the operations of their Dubai offices. The ideal candidate will manage multiple sites and lead end-to-end facilities operations, ensuring high service standards, operational efficiency, and workplace excellence. This role requires expertise in MEP systems, vendor management, budgeting, and real estate operations within the Middle East. As part of a global team, the Facilities Manager will collaborate with departments including Security, Admin, IT, and Catering to enhance the employee experience across ByteDance’s growing EMEA footprint.

Key responsibilities
- Manage daily operations of Facilities Management service providers across Dubai offices.
- Develop operational playbooks tailored for each location.
- Collaborate with cross-functional departments to ensure efficient service delivery.
- Serve as the escalation point for landlord and property management interactions.
- Draft, review, and negotiate service agreements with external vendors.
- Monitor and report FM supplier performance and compliance with SLAs/KPIs.
- Oversee OpEx and CapEx budget preparation, forecasting, and re-projections.
- Review FM financial reports, approve invoices, and manage discrepancies.
- Track and respond to service requests via the facilities ticketing system.
- Coordinate with Maintenance, IT, and Security teams to ensure smooth operations.
- Ensure compliance with workplace safety and building regulations.
- Maintain and regularly update floor plans and operational documentation.
- Lead quarterly business reviews with IFM suppliers to improve performance.
Experience & skills
- Extensive experience in facilities, property, or office management, preferably within the Middle East.
- In-depth technical knowledge of HVAC, lighting, plumbing, and BMS systems.
- Strong budgeting, forecasting, and financial reporting skills.
- Proven track record managing vendor relationships and ensuring contractual compliance.
- Familiarity with reviewing and interpreting lease agreements.
- Strong attention to detail and service delivery excellence.
- Experience managing workplace operations in a fast-paced, multinational environment.
- Preferred: Experience supporting culinary/kitchen operations.
