Job description
This role involves managing the full development process of real estate projects to ensure that business plan objectives, including launch schedule, design quality, and budget, are achieved. The position requires adherence to DHRE regulatory frameworks and corporate governance standards, review of architectural submissions for 'look and feel' compliance, protection of design intent, and ensuring that purchasers receive products as promised. It includes review of design submissions for technical and commercial compliance, leading value engineering exercises, managing all aspects of the development process to meet approved corporate operational objectives, preparing project-specific development and design briefs, managing consultants to mitigate risks, providing regular updates to senior management on project status and risks, and managing stakeholder relationships across all levels. The role emphasizes experience in real estate development processes, regulations, industry standards, financial oversight, project lifecycle integration, and leadership of design teams across various project phases.

Key responsibilities
- Operate within the stipulated framework to maintain legal and ethical standards and ensure compliance with DHRE regulatory framework and corporate governance
- Review architectural submissions for 'look and feel' items, protect the design intent, and ensure purchasers receive what they have purchased
- Review design submissions for technical and commercial compliance during the design stage
- Lead value engineering exercises to achieve target budgets
- Manage all aspects of the development process to ensure technical procedures meet approved corporate operational objectives
- Review preparation of project-specific development and design briefs reflecting project intent and objectives
- Manage consultants, mitigate risks, and inform senior management of any changes
- Provide regular feedback on project status, risks, and approved feasibility to ensure project goals are met
- Manage stakeholder relationships at all levels, liaising with partners and key business affiliates
Experience & skills
- Bachelor's degree in Architecture, Engineering, or Real Estate Development; Master’s degree preferred
- Minimum 4–6 years of experience in real estate or project management managing designs
- Experience managing design teams across various project phases (concept, development, implementation)
- Experience working with project managers, engineers, and other stakeholders to ensure design integration within the project lifecycle
- Excellent knowledge of real estate development processes, regulations, and industry standards
- Proficiency in Ms. Office suite and AutoCAD software
- Project management skills including planning, scheduling, and risk management
- Ability to manage project budgets, cash flow, and financial statements
- Strategic thinking with the ability to develop and implement business plans and strategies
- Strong leadership skills with the ability to motivate and manage diverse teams
- Excellent communication and interpersonal skills
- Ability to build relationships and manage stakeholder expectations
- Attention to detail with the ability to review and analyze technical and financial documents
- Negotiation skills for managing contracts and agreements
