Job description
The Business Development Manager at SmartStay is responsible for driving growth in the UAE short-term rental market by managing the full property acquisition lifecycle. This includes sourcing, qualifying, negotiating, closing, and onboarding units into SmartStay's portfolio. The role requires managing broker and landlord relationships, building and maintaining pipelines, executing agreements, and ensuring units move from signed agreement to guest-ready status in collaboration with Operations. The position involves continuous optimization of acquisition channels, testing new strategies, documenting scalable processes and playbooks, and contributing to the creation and leadership of a Growth team as the portfolio expands. Performance is measured by net units live per month, landlord NPS, cost per unit, revenue per unit, and speed from first contact to live operation. The role requires deep knowledge of Dubai's short-term and long-term rental markets, commercial acumen, negotiation expertise, and experience in real estate or holiday home acquisitions, while leveraging networks of brokers and landlords to maximize quality and repeatable acquisitions. Compensation includes competitive base salary, uncapped commissions, bonuses tied directly to live units, and statutory benefits in line with UAE labour law.

Key responsibilities
- Own end-to-end acquisition: source, qualify, negotiate, close, and onboard units
- Build and maintain a strong pipeline through brokers, landlords, partnerships, and personal networks
- Serve as the primary commercial contact for property owners, brokers, and referral partners
- Assess opportunities against SmartStay’s unit criteria, prioritizing larger, high-quality, repeatable units with strong margins
- Lead negotiations, execute agreements using approved templates, and manage broker/agent relationships professionally
- Partner with Operations to ensure units move quickly from signed agreement to live, guest-ready status
- Continuously evaluate and optimize acquisition channels, testing new approaches and focusing on high-ROI sources
- Document learnings, develop repeatable processes and playbooks for scalable growth
- Contribute to building and leading a dedicated Growth team as the portfolio expands
Experience & skills
