Job description
The Senior Project Manager (Residential & Commercial Construction Projects) is responsible for leading project management activities for a large-scale mixed-use development project in Riyadh, encompassing residential, retail, F&B, commercial office, teaching and learning spaces, and urban infrastructure. Operating within AtkinsRéalis as part of the Design Management and Supervision Consultant (DMS) scope, the role covers project management, design management, construction management, construction supervision, and contract administration. The position involves managing a project management team, coordinating with contractors, consultants, and clients, and ensuring project delivery aligns with schedule, budget, and quality standards. The role requires expertise in FIDIC Red Book contracts with special conditions and fixed price lump sum arrangements. Responsibilities include leading HSE compliance, driving quality standards, managing procurement workflows including long-lead and critical path items, and overseeing cost management, budget control, and change management processes. The role includes chairing weekly progress meetings, leading planning sessions using last planner methodology, producing progress reports, managing contractor submittals, responding to contractual correspondence, and supporting claims and dispute resolution processes. The manager coordinates with sub-consultants including Engineer of Record (EoR) and Fire Life Safety Supervision Consultant, manages RFIs, and ensures compliance with contractual obligations. The project spans approximately 260,000m2 built-up area and includes high-profile residential fit-out and commercial shell and core developments, requiring strong expertise in construction supervision, procurement management, and multi-disciplinary coordination within large-scale GCC construction environments.

Key responsibilities
- Organize and manage project management team activities aligning with daily and weekly priorities and work packages
- Lead project management, design management, construction management, construction supervision, and contract administration activities
- Chair and lead weekly progress meetings with clients and ensure documentation and records are maintained
- Prepare and review weekly and monthly progress reports and planning updates
- Lead planning sessions using last planner methodology and coordinate progress validation with stakeholders
- Drive HSE compliance and enforce health, safety, and environmental standards across the project
- Ensure quality management compliance with specifications, benchmarks, and construction standards
- Manage contractor procurement processes including long-lead and critical path items
- Coordinate construction supervision teams and ensure contract compliance and progression of submittals
- Review and respond to contractual correspondence as employer’s representative
- Manage project cost, budget, and expenditure including change management and payment processes
- Coordinate monthly payment applications and cost reporting with cost management consultants
- Support assessment of claims and dispute resolution processes with project and commercial directors
- Manage RFIs and coordinate with design consultants to ensure timely provision of technical information
- Coordinate sub-consultants including Engineer of Record and Fire Life Safety Supervision Consultant
- Ensure project delivery aligns with contract terms, completion metrics, and performance benchmarks
Experience & skills
- Possess 10–15 years of experience as Senior Project Manager or Associate Director in construction projects
- Demonstrate experience working with large multinational contractors or consultants
- Exhibit experience in GCC region with preference for Saudi Arabia project exposure
- Hold a degree in Construction Management or related discipline
- Demonstrate strong knowledge of FIDIC Red Book contracts and fixed price lump sum arrangements
- Exhibit expertise in construction management, contract administration, and project supervision
- Demonstrate experience managing large-scale mixed-use developments including residential, retail, and commercial projects
- Show proficiency in cost management, procurement management, and change management processes
- Demonstrate experience in HSE compliance and quality management standards
- Exhibit ability to manage RFIs, contractual correspondence, and stakeholder coordination across multi-disciplinary teams
