Job description
The Construction Manager is responsible for planning, directing, and overseeing all aspects of construction projects from conception through completion, ensuring timely, cost-effective, and high-quality execution. The role includes detailed project review, budgeting, scheduling, coordination with subcontractors, management of construction workers, selection and tracking of tools, materials, and equipment, and ensuring adherence to safety regulations, building codes, and quality standards. The Construction Manager prepares internal and external reports, anticipates and resolves problems, negotiates contracts, obtains necessary permits, analyzes and mitigates risks, and provides leadership and coaching to project teams. The role requires familiarity with construction management software, knowledge of building products, techniques, and relevant rules and regulations, as well as the ability to make independent decisions and maintain controls on cost, schedule, and quality.

Key responsibilities
- Plan, schedule, and oversee construction projects from inception to completion, ensuring adherence to timelines and budgets.
- Review project requirements in-depth to estimate costs, allocate resources, and track deliverables effectively.
- Coordinate, direct, and supervise construction workers, subcontractors, and onsite/offsite operations.
- Ensure compliance with all building codes, safety regulations, quality standards, and environmental guidelines.
- Select construction tools, materials, and equipment, track inventory, and optimize utilization for project efficiency.
- Prepare internal and external progress reports, documenting status, risks, and mitigation plans.
- Negotiate terms of agreements, draft contracts, and secure all necessary permits and licenses.
- Analyze and manage project risks, implementing proactive mitigation strategies to prevent delays or cost overruns.
- Monitor daily work progress, anticipate potential issues, and resolve emerging problems promptly.
- Lead and develop team members through coaching, training, and performance feedback.
- Implement effective quality control processes to ensure proper construction techniques and standards are followed.
- Respond to emergencies and unplanned events with timely, decisive action to minimize impact.
- Collaborate with stakeholders to maintain clear communication and alignment on project objectives.
Experience & skills
- Bachelor’s Degree in Engineering and certification from the Saudi Society of Engineers.
- Minimum of 10 years’ project management experience, including work with major contractors.
- Strong knowledge of engineering principles, construction processes, and project management methodologies.
- Proficiency in safety procedures, emergency response, and regulatory compliance.
- Experience using construction management software and related digital tools.
- Excellent leadership, team management, and coaching skills.
- Ability to make sound, independent decisions under pressure while maintaining cost, quality, and schedule controls.
- Exceptional communication, interpersonal, and stakeholder management abilities.
- Competence in conflict and crisis management and problem-solving in complex project environments.
- Ability to plan strategically and maintain a 'big picture' view while managing project details effectively.
