Job description
This role is responsible for leasing and acquiring data center capacity across high-growth regions to support Microsoft’s global cloud expansion. The Data Center Portfolio Leasing Manager leads strategic site acquisition efforts, builds partnerships with data center operators (lessors), and negotiates complex commercial agreements including colocation, build-to-suit, and hybrid leasing structures. The role involves market research, financial modeling, presenting investment strategies to leadership, and supporting end-to-end delivery of leased data center facilities. It requires deep understanding of regional data center markets, the ability to manage multiple lease transactions simultaneously, and the capability to coordinate with engineering, construction, networking, legal, security, and operations teams to ensure timely and efficient capacity delivery.

Key responsibilities
- Build and maintain senior-level relationships with key lessors and internal C-suite stakeholders.
- Lease and acquire data center capacity, including expansion options and future growth pathways.
- Conduct market research and analytics to support rapid decision-making in strategic metros.
- Negotiate complex lease agreements—colocation, build-to-suit, renewals, amendments.
- Create new flexible leasing models to improve time-to-market and ensure optionality.
- Develop regional strategy documents and present to senior leadership for approval.
- Collaborate with supply, engineering, construction, legal, networking, and operations teams.
- Support the full transaction lifecycle, including due diligence and post-lease documentation.
- Assist with regional site selection and long-term portfolio planning.
- Lead commercial and legal negotiations in assigned markets.
- Manage multiple leasing projects simultaneously within critical timelines.
- Build new partnerships with operators in emerging or existing regions.
- Ensure accuracy of supply planning systems (costs, capacities, contractual terms).
- Drive continual process improvements for the global leasing function.
- Develop workflows and procedures to streamline execution of multiple lease contracts.
Experience & skills
- Experience in portfolio management, critical environments, or commercial real estate.
- OR relevant bachelor's degree with experience in real estate, portfolio, or construction management.
- Preferred: data center leasing experience, site selection, real estate evaluation, and development exposure.
- Knowledge of data center operators, regional supply/demand, and market dynamics.
- Experience with complex commercial negotiations and contract formation.
- Familiarity with build-to-suit, retail, and wholesale data center leasing.
- Understanding of permitting, local real estate laws, and land acquisition processes.
- Ability to collaborate with finance, security, networking, operations, and legal teams.
- Strong reporting and presentation capabilities for senior-level approvals.
- Willingness to travel within EMEA (less than 25%).
- Ability to pass Microsoft cloud background checks at hire and every two years.
