Job description
The Project Manager – Luxury Fit-Out at IFZA Dubai is responsible for leading the end-to-end delivery of high-end residential villa and premium hospitality fit-out projects across Dubai. This senior-level role oversees the full project lifecycle, from mobilization and pre-construction planning through execution, final handover, and account closure. The Project Manager ensures that projects are delivered to the highest standards of craftsmanship while meeting strict timelines, contractual obligations, and budget requirements. The role requires deep expertise in luxury fit-out execution, including bespoke architectural finishes, custom joinery, marble and stone works, decorative ceilings, façade elements, and specialty finishes. The position also involves close coordination of MEP systems (HVAC, electrical, plumbing, ELV, AV, and smart systems) with architectural and fit-out works to ensure seamless integration and resolution of interfaces prior to final closures. The Project Manager acts as the primary point of contact for clients, consultants, developers, and authorities, leading progress meetings, inspections, snagging processes, and final handover documentation. Strong commercial acumen is required to manage cost forecasting, subcontractor progress certification, variation orders, and final account settlement without compromising quality or design intent. The role is suited to a results-driven professional with at least 8 years of progressive experience in the UAE luxury fit-out market, ideally within Tier 1 contractors, PMC environments, or as a client representative.

Key responsibilities
- Manage the complete lifecycle of luxury villa and high-end residential fit-out projects from mobilization to final handover and account closure
- Develop and control project programmes, execution strategies, and sequencing in coordination with site teams and subcontractors
- Ensure works are delivered in accordance with approved drawings, specifications, mock-ups, budgets, and contractual timelines
- Oversee execution of premium finishes including marble, stone works, bespoke joinery, decorative ceilings, façade elements, and specialty installations
- Review and approve shop drawings, method statements, and material submittals in coordination with consultants and design teams
- Coordinate MEP systems integration with architectural and fit-out works, ensuring all interfaces are resolved prior to closures
- Monitor project costs, variations, cash flow, and subcontractor progress claims in collaboration with commercial and procurement teams
- Act as the main liaison with clients, consultants, developers, and UAE authorities, leading meetings and resolving technical or contractual issues
- Lead site engineers, supervisors, subcontractors, and suppliers, ensuring proper manpower planning and resource allocation
- Oversee snagging, de-snagging, as-built documentation, O&M manuals, warranties, and final project handover processes
Experience & skills
- Minimum 8 years of progressive experience in the interior fit-out industry in Dubai
- Proven track record delivering luxury villas, high-end residential, or premium hospitality projects
- Experience with Tier 1 fit-out contractors, PMC environments, or as a client representative
- Strong commercial and contractual management experience including budget control, cost forecasting, and variation management
- Extensive expertise in luxury finishes, bespoke materials, and high-end workmanship standards
- Solid knowledge of MEP coordination within high-end fit-out environments
- Strong understanding of contracts, BOQs, and project commercial controls
- Proficiency in AutoCAD, MS Office, and project management tools such as Primavera or MS Project
- Familiarity with UAE authority requirements and inspection processes
- Bachelor’s or Master’s degree in Civil Engineering, Construction Management, Architecture, or related field
