Job description
The Workforce Project Director - Commercial Office Development is responsible for leading the planning and delivery of multiple corporate workplace projects for Qiddiya, including the new corporate headquarters and interim workplaces in Riyadh and site-based accommodation. This client-side leadership role spans the entire project lifecycle from early concept and business case development through design, procurement, construction, fit-out, commissioning, and operational handover. The Director will ensure alignment between workplace projects and Qiddiya’s strategic objectives, governance standards, and employee needs, while also providing advisory services to prospective Qiddiya City tenants. Key duties include translating strategic goals into workplace outcomes, ensuring compliance with quality, budget, and schedule targets, managing external consultants, and overseeing all phases of design and delivery. The role requires strong technical expertise in workplace planning, sustainability standards (LEED, GBCA, BREEAM, WELL), accessibility compliance (DDA), project budgeting, procurement, program management, and value engineering. The Project Director will prepare business cases, board papers, and risk reports for executive and government stakeholders, ensuring probity, equity, and value-for-money in procurement. Strong leadership and stakeholder engagement skills are essential, with the ability to work collaboratively across internal teams, manage change initiatives, and promote an inclusive, high-performing workplace. The position is based in Riyadh/Qiddiya City with site visits and potential GCC/international travel, and requires a minimum of 10 years’ experience delivering complex corporate workplace projects, preferably with GCC exposure.

Key responsibilities
- Lead the end-to-end design and delivery of the corporate headquarters and interim workplace projects, ensuring alignment with workplace strategy, time, budget, quality, and compliance requirements
- Work with Office BU Workplace Delivery teams to ensure construction procurement, phasing, quality, and compliance across all projects
- Coordinate workplace strategy, feasibility, design, approvals, procurement, construction, fit-out, commissioning, and transition to occupancy
- Collaborate with internal stakeholders including Office Development, Corporate Workplace Team, HR, IT, Smart Buildings, DMO, ESG, and Corporate Governance teams
- Manage external consultants, project managers, workplace design teams, quantity surveyors, and contractors
- Translate company strategic goals, brand identity, and mission into workplace design and delivery outcomes
- Promote alignment between workspace design, operating model, technology roadmap, and corporate culture
- Ensure robust reporting and governance in line with organizational frameworks
- Prepare and present business cases, board papers, risk reports, and budget updates for executive and government stakeholders
- Ensure procurement meets probity, equity, and value-for-money standards
- Manage change management, user engagement, and communication strategies for workplace transitions
- Act as a trusted advisor to the internal client team throughout the project lifecycle
- Ensure sustainability and accessibility compliance in all workplace projects
Experience & skills
- Tertiary qualifications in Project Management, Construction Management, or related fields
- Professional certifications in project management (PMP, PRINCE2) or construction management desirable
- Minimum 10+ years’ experience delivering complex workplace projects, preferably with client-side project management experience
- Proven track record in medium to large-scale commercial workplace projects covering design and delivery phases
- Experience with integrated workplace fit-outs
- Understanding of ESG ratings and sustainability standards such as LEED, GBCA, BREEAM, WELL
- Experience preparing project briefs, managing design from concept to detailed design, and overseeing procurement and delivery
- Strong stakeholder management skills across internal departments, clients, and consultants
- GCC experience favorable but not essential
