Job description
The Project Manager (Residential) at AtkinsRéalis is responsible for overseeing key scopes of planning, procurement, and construction for large-scale residential and mixed-use developments in Dubai. Reporting to the Project Lead, the role ensures timely, budget-compliant, and high-quality delivery. Key responsibilities include managing consultant deliverables, technical coordination, and value engineering during the design phase. The role involves preparing scopes and RFPs, supervising procurement timelines, managing construction packages (early works, infrastructure, or verticals), and ensuring quality and HSE standards are met on-site. The Project Manager will track milestones, maintain risk registers, lead handover processes, and support client-facing documentation and statutory approvals. Ideal candidates will have experience managing packages worth AED 100–500M, especially in residential and community facilities projects, and demonstrate strong proficiency in project tools such as MS Project, Aconex, SharePoint, and Teams. Familiarity with DDA approvals and handover workflows is a plus.

Key responsibilities
- Coordinate consultant deliverables to align with project brief and authority requirements
- Manage design review cycles and ensure technical coordination across disciplines
- Support value engineering and design optimization
- Prepare scopes and RFPs for procurement; support evaluation of assigned packages
- Manage early works, infrastructure, or vertical construction packages under delegated authority
- Liaise with Commercial team to align procurement timelines and budgets
- Oversee daily site activities, ensuring quality and HSE compliance
- Lead coordination meetings and monitor contractor performance
- Track statutory approvals and ensure timely inspection closures
- Monitor project milestones, identify risks, and maintain package-level risk register
- Support testing, commissioning, and snagging processes
- Ensure all as-built documentation and approvals are prepared for handover
- Liaise with FM and Customer Experience teams during unit release
Experience & skills
- Have 10–15 years of total industry experience
- Possess 2–5 years of UAE-based experience
- Have over 3 years of project management experience in defined project packages
- Demonstrate experience in Residential, Mixed Use, or Community Facilities with package values of AED 100–500M
- Be proficient in MS Project, Aconex, SharePoint, and MS Teams
- Have knowledge of DDA authority approvals, QA/QC processes, handover workflows, and HSE compliance
