Job description
The Senior Commercial Manager is responsible for managing the contractual and commercial aspects of projects within Al-Futtaim Group Real Estateās asset development portfolio, leading a team of project-specific commercial staff to deliver projects on time and within budget while aligning with group policies and processes. The role minimizes risks, maximizes investment returns, and ensures best value through strategic procurement, contract management, and commercial advice. Core accountabilities include providing commercial advice to internal clients to achieve best value; advising project teams on procurement with compliance to time, quality, and cost; assisting with feasibility studies and presentations for project development; preparing Requests for Proposal/Invitations to bid, leading the tender process, and preparing final recommendations; and adapting standard forms of contracts for consultant and contractor agreements in conjunction with Group Legal. Commercial management responsibilities cover pre- and post-contract Quantity Surveying services (cost estimating, monthly accounts, final account settlement), monitoring project insurance policies relevant to construction works, monthly reporting on portfolio costs/budgets/risks, managing claims and disputes in line with contractual terms, and developing and updating an internal cost database. People management duties include leading, coaching, and motivating staff; ensuring the team understands procurement processes and procedures; identifying training needs; and facilitating staff development. Process management includes adapting standard contracts for maintenance, service agreements, and purchases with Group Legal alignment; ensuring compliance with organizational forms and processes; reviewing and implementing improved administrative procedures for operational efficiency; and drafting/approving reports such as RFA and BCP. Required capabilities include commercial management and procurement expertise, proficiency in contract management (FIDIC), excellent communication and negotiation skills, and experience managing major projects from inception to handover. Qualifications specify a relevant degree with a minimum of 10 years managing major projects (client, contractor, or PQS), 10ā15 yearsā experience across Infrastructure, Retail, Residential, High Rise, and Hotel construction (UAE experience preferred), proven FIDIC experience, and proficiency in MS Office (Word, Excel, PowerPoint) and Microsoft Project, with fluency in English. Context: Al-Futtaim Group Real Estate (AFGRE) develops and operates a multi-billion-dollar MENA portfolio, overseeing origination, development, procurement, construction, leasing, operation, and management of mixed-use destinations including Dubai Festival City and Cairo Festival City.

- Ensure compliance with organizational forms and processes; review and implement administrative improvements for efficiency.
- Draft and approve required reports, including RFA and BCP, to support governance and decision-making.
Experience & skills
- Degree in a relevant field with a minimum of 10 yearsā experience managing major projects (client, contractor, or PQS).
- 10ā15 yearsā experience across Infrastructure, Retail, Residential, High Rise, and Hotel construction (UAE experience preferred).
- Proven proficiency with FIDIC contracts and successful management of large-scale projects from inception to handover.
- Commercial management and procurement expertise with strong contract administration skills.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint) and Microsoft Project; fluency in English.
- Excellent communication and negotiation skills with demonstrated team leadership and development experience.
