The Assistant Project Manager â Real Estate and Construction Projects role at Turner & Townsend supports the successful delivery of large-scale real estate and infrastructure projects across the United Arab Emirates. Operating within Turner & Townsendâs global professional services environment, the role contributes to project delivery within sectors such as real estate, infrastructure, energy, and natural resources. The Assistant Project Manager reports internally to a Senior or Lead Project Manager while also coordinating closely with the clientâs project representative. The position supports the delivery of projects to defined time, cost, quality, sustainability, and safety targets while operating within structured project governance frameworks. The role requires experience across the full project lifecycle, including pre-contract and post-contract project delivery phases, and involves supporting management activities throughout the design, procurement, permitting, construction, and project handover stages. The Assistant Project Manager works in a collaborative team environment and contributes to governance, communication, and management control systems that ensure the proper execution of project services and works. The role includes monitoring project performance, evaluating organizational structures among project stakeholders, and recommending alignment measures to improve project execution efficiency. Responsibilities include supporting project risk management processes by identifying project risks and ensuring appropriate mitigation strategies are implemented. The position requires participation in technical coordination meetings, progress reviews, and client stage gateway review processes to ensure compliance with project requirements and achievement of approval milestones. The Assistant Project Manager also supports design-stage deliverables by coordinating with design teams and ensuring that deliverables meet schedule and quality standards, particularly when design activities occur concurrently with fast-track procurement activities and permitting approvals. Site attendance is required to review health, safety, security, and environmental (HSSE) conditions, construction logistics, and progress against project schedules. The role also involves supporting the preparation of formal project progress reports based on baseline schedules, milestone tracking, and project-wide KPI performance monitoring. The Assistant Project Manager contributes to the preparation of weekly, monthly, and ad-hoc reporting documentation and presentations for the clientâs employer representative. Additionally, the role supports contract administration activities and ensures that contractual obligations are fulfilled while protecting the clientâs commercial interests. Responsibilities also include assisting with project financial administration activities such as preparation and issuance of company invoices and receipts in accordance with contract terms. The role requires strong knowledge of construction management, commercial management, and project governance within real estate and infrastructure project environments. Experience working within the Middle East, particularly the UAE, and professional recognition through industry bodies such as the Royal Institution of Chartered Surveyors (RICS) are considered advantageous for the position.

Key responsibilities
- Support the management and coordination of project governance frameworks, communication structures, and management control systems to ensure the effective delivery of client construction and real estate projects.
- Assist in the review and evaluation of organizational structures across project stakeholders including consultants, contractors, and client representatives and recommend alignment measures to improve project efficiency and collaboration.
- Monitor project performance across safety, quality, schedule, and cost dimensions and initiate safety improvement measures, performance monitoring actions, and corrective methodologies when required.
- Conduct compliance monitoring and auditing activities to ensure project delivery aligns with defined management systems, contractual obligations, and project governance frameworks.
- Identify project risks and support the implementation of risk management processes by documenting risks, assigning mitigation strategies, and tracking risk resolution activities.
- Participate in weekly technical coordination meetings and project progress meetings related to construction services and works to monitor performance and ensure stakeholder alignment.
- Contribute to client stage gateway review processes by supporting documentation preparation and assisting in meeting conditions precedent required for project approvals.
- Support the delivery of design-stage outputs by coordinating design management activities and ensuring design deliverables are produced according to project schedule and quality requirements.
- Coordinate with procurement and permitting processes where fast-track construction works packages require concurrent approvals and regulatory permissions.
- Attend construction sites as required to monitor HSSE management practices, construction logistics coordination, and contractor progress against project schedules.
- Assist in preparing formal project progress reports based on baseline schedules, milestone tracking, and project-wide KPI performance monitoring.
- Support preparation of weekly, monthly, and ad-hoc reporting documentation and presentations for the clientâs employer representative and internal project leadership teams.
- Assist in contract administration activities by monitoring contractual deliverables, ensuring compliance with contractual terms, and protecting the commercial interests of the client.
Experience & skills
- Obtain a degree in Architecture, Engineering, Construction Management, or an equivalent technical discipline that provides foundational expertise in construction project delivery and built environment management.
- Demonstrate 5â7 years of professional experience in project management roles within the buildings or infrastructure sector, supporting construction and real estate project delivery.
- Possess experience across both pre-contract and post-contract project delivery stages including design development, procurement management, permitting coordination, construction execution, and project handover.
- Demonstrate practical knowledge of construction management practices including project governance, commercial management, contractual awareness, and stakeholder coordination within real estate and infrastructure projects.
- Possess familiarity with project management processes including risk management, project scheduling, project reporting, and KPI performance monitoring used in large-scale construction projects.
- Demonstrate experience participating in technical coordination meetings, progress reviews, and gateway approval processes within structured project delivery environments.
- Exhibit the ability to support contract administration processes including compliance monitoring, contractual documentation review, and protection of client commercial interests.
- Maintain experience supporting site monitoring activities including HSSE compliance reviews, construction logistics coordination, and contractor performance monitoring.
- Demonstrate capability in preparing structured reports and presentations documenting project progress, schedule performance, and project milestone achievement.
- Possess experience working within the Middle East or United Arab Emirates construction market, which is considered advantageous for understanding regional project delivery environments.
- Hold a recognized project management qualification and professional membership or chartership with an industry body such as the Royal Institution of Chartered Surveyors (RICS), which is considered desirable.
