Job description
Kaizen Asset Management Services seeks a Senior Property Manager to strategically oversee its commercial property portfolio in DIFC, Dubai. The role encompasses operational, financial, and strategic management of premium commercial assets, ensuring high occupancy, tenant satisfaction, compliance with DIFC and UAE regulations, and asset value growth. Responsibilities include developing and executing strategies for revenue optimization, lease administration, tenant engagement, and sustainability initiatives. The role involves overseeing vendor and facilities management, monitoring service quality, implementing KAIZEN and ISO 9001:2015 standards, and ensuring HSE compliance. The Senior Property Manager will lead emergency preparedness planning, conduct property inspections and preventive maintenance, and implement cost-efficient solutions to optimize operational performance. Leadership duties include mentoring, succession planning, training, and performance management for a high-performing property management team, while promoting KaizenAMS culture and continuous improvement across the portfolio.

- Lead the operational and strategic management of a portfolio of premium commercial properties, ensuring high occupancy, tenant satisfaction, and asset value growth.
- Develop and execute strategies to maximize revenue, optimize lease structures, and identify asset enhancement opportunities within the DIFC commercial portfolio.
- Drive sustainability and energy efficiency initiatives across properties, monitor energy performance, and implement cost-effective solutions to enhance environmental performance.
- Oversee all lease administration activities, including negotiations, renewals, compliance monitoring, and rent collection, while maintaining strong tenant relationships and engagement programs.
- Prepare and manage annual operating budgets, monitor financial performance, ensure timely invoicing and collections, and implement cost-saving and revenue-enhancing measures.
- Manage vendor relationships for facilities management, security, and other services, negotiate contracts, monitor SLAs, and ensure service quality aligns with organizational standards.
- Ensure compliance with DIFC and UAE regulations, maintain HSE documentation and insurance policies, oversee emergency preparedness plans, and enforce safety standards for tenants and vendors.
- Lead, mentor, and develop a high-performing property management team, drive training, succession planning, performance reviews, and promote a culture of excellence, continuous improvement, and operational excellence.
Experience & skills
- Possess a Bachelorβs degree in Property Management, Real Estate, Business, or a related field with a strong foundation in commercial property operations.
- Demonstrate 10+ years of experience in commercial property management, preferably within DIFC or other premium financial districts.
- Proven expertise in lease administration, tenant relations, financial performance management, and strategic property management.
- Strong understanding of UAE property regulations, DIFC compliance standards, risk management, and emergency preparedness planning.
- Exceptional leadership, negotiation, and communication skills to manage teams, stakeholders, vendors, and tenants effectively.
- Proficiency in property management systems such as Socienta, Engagedly, and ZenHR to support operational and reporting activities.
- Experience in implementing sustainability initiatives, energy efficiency programs, and ISO 9001:2015 standards for operational excellence.
- Ability to conduct property inspections, preventive maintenance, and oversee improvement projects to ensure compliance and quality standards.
