Job description
This Leasing Manager vacancy exists because the business needs someone who has actually leased restaurant, QSR and F&B space, not a retail or mall leasing generalist. Reporting to the Country Manager, you own a portfolio of at least 25 active leases and carry full negotiation authority rather than supporting someone else's deals. Occupier-side experience is required, since landlord-side or agency-side backgrounds do not transfer into this seat. You will have personally secured and opened at least 8 new restaurant sites in the last 3 years, and compiled franchisor or corporate approval files (RFS or equivalent) through to sign-off. Trade-area knowledge across Dubai and Sharjah is expected as a baseline, with the Northern Emirates and Oman seen as a plus. Rent reduction and lease restructuring sit within your remit, alongside site acquisition from identification through to signed lease and opening. Lease commercial analysis, including effective rent, rent-free amortisation, turnover rent breakpoints and occupancy cost as a percentage of sales, forms a core part of the role, and you build your own rent comparison and NPV models in Excel. Daily site visits are part of the job, so a UAE driving licence and your own vehicle are required.
Required skills
Key responsibilities
- Manage a portfolio of at least 25 active restaurant, QSR and F&B leases
- Negotiate rent reductions and restructure terms on existing leases
- Secure new restaurant sites from identification through to signed lease and opening
- Compile franchisor and corporate approval files (RFS or equivalent) through to sign-off
- Maintain a clean renewal record, avoiding lapsed renewals, fines and default notices
- Lead closures and relocations end to end
- Build rent comparison and NPV models in Excel to support leasing decisions
- Track trade-area dynamics across Dubai, Sharjah and, where relevant, the Northern Emirates and Oman
- Develop and maintain landlord and developer relationships
- Conduct site visits daily to assess catchment, footfall, co-tenancy, access, visibility and competitor proximity
Experience & skills
- Hold a minimum of 8 years of total commercial real estate or leasing experience
- Bring at least 5 years of restaurant, QSR or F&B leasing experience, with 3 of those within the last 5 years
- Carry a minimum of 3 years at Leasing Manager level with your own portfolio and negotiation authority
- Confirm at least 4 continuous years of UAE market experience and current UAE residency
- Provide occupier-side experience, as landlord-side or agency-side backgrounds only do not qualify
- Evidence at least 8 new restaurant sites personally secured and opened in the last 3 years
- Attain a Bachelor's degree in Real Estate, Business Administration, Finance, Engineering or a related discipline
- Name specific landlord and developer relationships rather than describing the market generally
- Possess a valid UAE driving licence and your own vehicle for daily site visits
- Speak fluent Business English, written and spoken, with Arabic preferred
