Job description
The Vice President Residences at Kempinski Hotels leads the strategic and operational management of the global residential portfolio, ensuring that every branded residence delivers the 'artisan of hospitality' experience aligned with Kempinskiās iconic hotels. The role bridges luxury hospitality and high-end real estate management, translating brand strategy into local operational execution across mixed-use developments. Responsibilities include developing and enforcing residential-specific SOPs and service protocols, managing owner and stakeholder relations, overseeing pre-opening readiness and operational functionality in new residential builds, controlling residential budgets and CapEx programs, ensuring personalized resident recognition and brand ambassador engagement, and conducting quality audits and property reviews to identify service gaps. The position demands deep expertise in branded residences, legal and insurance requirements for private ownership within hotel brands, multi-property oversight, and advanced financial acumen including P&L management and NOI optimization. The role requires a poised, participative leadership style and strong communication and influence skills with global developers, brand headquarters, and private homeowners.

Key responsibilities
- Oversee global residential portfolio performance and translate brand strategy into operational execution
- Develop and enforce residential-specific SOPs and service protocols to maintain Kempinski quality
- Build and maintain strong relationships with property owners and Homeowners Associations (HOAs)
- Partner with Technical Services and Design teams to ensure operational functionality in new residential builds
- Lead pre-opening readiness including staffing, licensing, and operational processes
- Manage residential budgets and CapEx programs while controlling costs to protect owner returns
- Ensure residents receive personalized recognition and prompt, cordial attention through brand ambassadors
- Conduct regular quality audits and property reviews to identify service gaps and implement corrective action plans
- Drive long-term sustainability and owner value across all branded residences
- Motivate and guide property-level leadership teams through participative management
Experience & skills
- Minimum 12+ years of progressive leadership experience in luxury hospitality or premium residential management
- At least 5ā7 years in multi-property or regional oversight
- Bachelorās degree in Hospitality Management, Business Administration, or related field
- Deep knowledge of branded residences, mixed-use governing documents, and legal/insurance requirements for private ownership within a hotel brand
- Proven financial acumen with P&L management, Net Operating Income (NOI) optimization, and long-term CapEx planning
- Outstanding communication, negotiation, and stakeholder management skills
- Poised and professional with a participative leadership style
- Project management or real estate asset management certifications considered advantageous
