Job description
The Assistant Manager β Sales Accounts role in Abu Dhabi supports end-to-end financial processes related to property sales within a real estate environment, covering billing, collections, revenue recognition, post-dated cheque management, customer account reconciliations, and regulatory compliance under UAE standards. The role ensures accurate financial reporting, strong accounts receivable governance, effective cash collection, and close alignment with sales operations. The position oversees revenue recognition in SAP in compliance with IFRS 15, validates Sales and Purchase Agreement (SPA) data, manages customer ledgers, supervises cash application and bank reconciliations, and ensures proper accounting for guaranteed yields, ADM fee waivers, and service charge waivers. The role also includes oversight of VAT accounting and reporting, escrow and statutory audit preparation, broker and staff commission calculations, inventory and project reconciliations, and system-driven process improvements across SAP, Salesforce, and CRM platforms. Acting as a key liaison across sales, CRM, leasing, treasury, audit, legal, and IT teams, the role contributes to governance, risk management, automation initiatives, and performance reporting while leading and developing the sales finance and accounts receivable team.

Key responsibilities
- Supervise, mentor, and develop the sales finance and accounts receivable team while setting objectives and KPIs
- Oversee accurate and timely revenue recognition in SAP in compliance with IFRS 15
- Review and approve monthly, quarterly, and annual sales and collections reports and trial balances
- Ensure monthly billing accuracy aligned with customer payment plans and SPA terms
- Approve SPA data validation including pricing, discounts, payment plans, and approvals
- Ensure guaranteed yields are accurately accounted for and paid on due dates
- Ensure correct accounting treatment for ADM fee waivers and service charge waivers
- Oversee cash and cheque application and ensure timely and accurate bank reconciliations
- Resolve complex reconciling items and unidentified receipts while maintaining strong bank relationships
- Monitor debtor ledgers and statements of account and drive collection of overdue balances
- Approve expected credit loss provisions, AR discounting, and implement credit risk controls
- Oversee calculation and payment of broker and staff commissions in line with contracts and policies
- Implement and monitor controls to prevent overpayments and maintain master data integrity
- Ensure accurate VAT accounting and timely VAT reporting and filings
- Lead preparation for escrow and statutory audits and implement corrective actions for audit findings
- Oversee reconciliation of property inventory and project trial balances
- Lead process improvements and automation initiatives across SAP, Salesforce, and CRM systems
- Ensure accurate system mapping of virtual accounts, plots, and units and champion data integrity initiatives
- Act as primary liaison with Sales, CRM, Leasing, Treasury, Audit, Legal, IT, and senior management
- Report on KPIs including DSO, collections rate, bank reconciliation SLAs, SPA validation, VAT compliance, and team performance
Experience & skills
- Hold a Bachelorβs degree in Accounting or Finance
- Possess professional accounting qualifications such as ACCA, CPA, CMA, or CA, which are highly preferred
- Demonstrate 6β10 years of accounting experience including at least 2 years in a supervisory or managerial role
- Have a minimum of 5 years of experience in the real estate sector
- Exhibit strong hands-on experience with SAP ERP and Salesforce or CRM systems
- Demonstrate deep knowledge of IFRS 15, VAT, escrow requirements, and real estate finance processes
- Show advanced Excel and SAP reporting capabilities
- Demonstrate experience working in the UAE or GCC real estate market
- Exhibit strong leadership and process improvement capabilities
- Demonstrate professional proficiency in English, with Arabic fluency considered a strong advantage
