Job description
The Senior Manager - Commercial (Residential) at Qiddiya Investment Company leads the commercial strategy and execution of residential development projects within the organizationâs portfolio, contributing directly to the creation of a world-class entertainment and lifestyle destination in Riyadh. This role is responsible for driving profitability, ensuring commercial alignment across project stages, and maintaining excellence in delivery and cost control. The incumbent develops and implements commercial strategies specific to the residential real estate sector, conducts comprehensive market analysis to identify trends and competitive advantages, and oversees financial planning, cost forecasting, and budget management for multiple projects. The Senior Manager collaborates with design and construction teams to integrate commercial considerations into all project phases, leads contract negotiations with contractors and suppliers to secure favorable terms, and prepares reports for senior management outlining commercial performance, risk, and strategy. The role requires expertise in residential development, strong financial acumen, contract and stakeholder management skills, and a thorough understanding of commercial management systems and project management tools. This position also includes mentoring a team of commercial professionals, maintaining compliance with RICS standards, and ensuring that commercial objectives align with the companyâs broader strategic vision for large-scale mixed-use and residential projects.

- Develop and implement commercial strategies specific to residential projects in alignment with corporate objectives
- Conduct detailed market research to identify emerging trends, opportunities, and competitive advantages in the residential real estate market
- Oversee financial planning, budgeting, cost forecasting, and financial reporting for all residential developments
- Collaborate with design and construction teams to ensure commercial inputs are integrated across all stages of project development
- Lead negotiations and manage contracts with contractors, suppliers, and external stakeholders to achieve optimal terms and project outcomes
- Mentor and guide a team of commercial professionals, fostering a culture of performance excellence and continuous improvement
- Engage with internal and external stakeholders to build strong partnerships that facilitate project delivery
- Prepare and present comprehensive reports on commercial performance, risks, and strategic insights to senior management
- Monitor industry trends, market conditions, and best practices to enhance Qiddiyaâs residential commercial strategies
- Ensure adherence to organizational governance, risk management, and financial control standards across all commercial activities
Experience & skills
- Bachelorâs degree in Quantity Surveying, Business, Real Estate, or related discipline
- Minimum of 10â15 years of progressive experience in commercial management with a focus on residential real estate projects
- Membership in the Royal Institution of Chartered Surveyors (RICS) required
- Strong financial acumen with demonstrated expertise in budgeting, cost control, and financial analysis
- Proven ability to manage large-scale contract negotiations and complex agreements
- Proficiency in commercial management software and project management tools
- Excellent analytical and problem-solving abilities with attention to detail and accuracy
- Strong leadership and team management experience with effective communication and stakeholder engagement skills
- Ability to manage multiple concurrent residential projects under tight deadlines
- Knowledge of industry best practices and evolving commercial strategies within the residential development sector
