The Engineer – Facilities Management (Hard Services) role within Transguard Group’s Total Facilities Management team in Dubai supports the Facilities Manager and clients in the day-to-day operational management of facilities management services, ensuring that facilities are fully maintained, functional, and safe for building users. The position covers oversight of hard services maintenance activities, coordination with vendors and specialist contractors, housekeeping and soft services coordination, compliance with safety guidelines, and implementation of facility-related projects. The role is responsible for delivering facilities management services in line with agreed contractual SLA and KPI requirements to avoid penalties and deductions, managing service delivery performance, and ensuring compliance with international FM standards and local statutory guidelines. The engineer assists with operational reporting, financial performance reviews, continuous improvement initiatives, cost-saving proposals, and value-added initiatives aligned with client business objectives. Responsibilities include managing specialist service contractors, coordinating procurement of materials, services, and projects in line with procurement policies, overseeing staff induction and continuous training, monitoring staff attendance and leave, and maintaining effective client relationships through regular meetings and site visits. The role also supports energy management projects by identifying efficiency opportunities, integrating new technologies based on market trends, developing business cases with ROI models, and handling ad-hoc and fit-out projects. The position requires knowledge of CAFM systems, structured contract service delivery environments, and compliance-driven facilities operations within the UAE.

Key responsibilities
- Assist and support the Facilities Manager and clients in managing day-to-day operational delivery of facilities management hard services ensuring facilities are maintained, functional, and safe
- Oversee maintenance activities, coordinate vendors and specialist contractors, and manage housekeeping and soft services within contract scope
- Prepare monthly operational performance reports and support financial reviews of facilities management contracts
- Ensure facilities management services are delivered in line with agreed SLA and KPI requirements without penalties or deductions
- Manage project service delivery performance and monitor compliance with contractual obligations
- Identify and document continuous improvement initiatives including process improvements and cost-saving opportunities
- Coordinate procurement of materials, services, and projects in compliance with procurement policies and procedures
- Manage specialist services contractors and vendors within scope as managing agent
- Conduct staff induction, continuous training, and ensure training records are maintained in personnel files
- Monitor staff attendance, sickness, absence, and leave in accordance with company policies
- Liaise regularly with clients to maintain service standards, exceed expectations, and resolve service quality issues
- Conduct site visits to monitor staff performance and address client-raised service issues
- Manage contract service delivery in accordance with best industry practices, international FM standards, and local statutory guidelines
- Order project equipment and machinery and control local purchase orders
- Monitor resource utilization to ensure appropriate staffing levels and competencies
- Prepare and conduct monthly staff meetings and daily or weekly site briefings
- Coordinate timely invoice generation with administration and finance teams
- Execute energy management projects by identifying improvement opportunities and coordinating with the energy manager
- Introduce and integrate new technologies aligned with current market trends and develop business proposals with ROI analysis
Experience & skills
- Hold a Bachelor of Engineering or Science degree in Mechanical, Electrical, Electronics, Mechatronics Engineering or equivalent
- Possess 3–5 years of experience delivering facilities management services on structured contracts with defined SLA and KPI requirements
- Demonstrate knowledge and practical experience with CAFM systems and full module implementation
- Hold preferred certifications such as IOSH, NEBOSH, or CFM
- Possess a valid driving license
- Demonstrate proficiency in Microsoft Word, Excel, PowerPoint, and report writing
- Demonstrate ability to manage ad-hoc and fit-out projects
