Job description
Turner & Townsend is seeking an Associate Director - Commercial to support the Commercial Director on a prestigious multi-sector project in Riyadh. The role focuses on growing existing client relationships, securing new clients, and managing bids for new work. Responsibilities include leading programme and project management commissions, ensuring end-to-end service delivery, and acting as the key client interface to meet objectives and deliver projects on time, within budget, and to quality standards. The position requires managing commissions and resources efficiently to contribute to overall profitability and participating in strategic and operational management tasks. The ideal candidate will have 10ā15 years of experience in cost management, a degree in Quantity Surveying or a related field, and RICS qualification (MRICS or FRICS). Experience with major programmes and projects, proactive leadership, excellent communication skills, and in-depth knowledge of the real estate and infrastructure sectors are essential.

Key responsibilities
- Develop, support, and lead client relationships and related commission outputs and deliverable management
- Establish and operate effective programme processes and systems for efficient data collection, management, and benchmarking
- Interface with clients and consultants at all programme stages as required
- Understand client and commission requirements to provide trusted solutions
- Manage programme setup, delivery, and closeout activities in accordance with role requirements
- Manage commissions to meet client and business objectives
- Lead and facilitate cross-functional project teams
- Advise at a strategic level during project conception, including different approaches to achieve client objectives
- Optimize project staff utilization
- Deliver necessary skills to meet technical objectives for the commission
- Comply with Business Management System requirements
- Comply with Turner & Townsend risk management processes
- Ensure contracts for services are in place with all clients/sub-consultants in line with group policy
- Comply with risk mitigation measures defined in the Commission Execution Plan
- Establish overall success criteria for the project, including time, cost, technical, and performance parameters
- Establish effective project governance, processes, and systems to be utilized throughout the project
- Plan projects, including ensuring the production of detailed project plans
- Advise upon the procurement of resources ā design and construction
- Monitor and apply performance management techniques, including the use of KPIs to improve project performance
- Set up and manage the change control process
- Monitor and advise upon project finances and budgets
- Manage the flow of project information between the project team and the client through regular meetings and written communications
- Ensure the production of formal project progress and other reports
- Implement risk management techniques appropriate to the project
- Manage and monitor design teams in accordance with commission scope
- Manage and monitor contractors in accordance with commission scope
- Develop appropriate contractor interfaces
- Lead or support business case production as required by the commission scope
Experience & skills
- Minimum 10ā15 years of relevant working experience in the cost management discipline
- Degree holder in Quantity Surveying or related field (Construction Management, Civil Engineering, Electrical Engineering)
- RICS qualified (MRICS or FRICS)
- Experience of working on major programmes and projects
- Proactive, quality-driven, self-motivated, and hands-on team leader with the ability to multitask
- Excellent interpersonal and communication skills, with the ability to manage difficult stakeholders
- Experience in leading and managing large teams of professionals with a strength in growing and developing people
