Job description
The Director ā Asset Management is responsible for overseeing the overall management, financial performance, and operational excellence of Doha Festival City Mall. This senior leadership role ensures optimal asset value, maximized Net Operating Income (NOI), and a premium customer experience through effective strategy, stakeholder engagement, and team leadership. The incumbent will drive profitability, strengthen tenant relationships, enhance marketing performance, and maintain world-class operational standards in alignment with Al-Futtaim Groupās objectives.

Key responsibilities
- Oversee the day-to-day management of Doha Festival City Mall, ensuring operational efficiency, financial performance, and superior guest experience.
- Develop, review, and implement annual retail operations budgets, including capital expenditure, OPEX, manpower, and income forecasts.
- Present financial projections and performance reports to the Board of Directors and senior management for approval and alignment.
- Monitor financial results, identify variances, and implement corrective actions to achieve EBITDA and NOI targets.
- Ensure rigorous management of debtors and oversee the collection of receivables to maintain liquidity and profitability.
- Maintain an accurate service charge budget and matrix, ensuring annual audits and full tenant cost recovery in line with international standards.
- Lead asset maintenance programs to safeguard property condition, optimize lifecycle value, and support long-term sustainability.
- Drive marketing and promotional initiatives in collaboration with the Marketing Manager to increase footfall, sales, and brand visibility.
- Ensure tenant satisfaction through proactive relationship management, regular meetings, and strict adherence to lease compliance.
- Supervise tendering and vendor selection processes for all operational contracts, ensuring transparency and value for money.
- Provide leadership and direction to on-site teams, including concierge, leasing, and administrative functions, fostering collaboration and performance excellence.
- Assess development opportunities, recommend property upgrades, and oversee the timely delivery of approved projects within scope and compliance.
- Oversee HR activities, including appraisals, team development, and succession planning to build a high-performing workforce.
- Prepare and present comprehensive reports detailing tenant performance, income, expenditure, and competitive benchmarking.
- Align operational and financial performance with Al-Futtaim Mallsā strategic vision for long-term asset growth and profitability.
Experience & skills
- Bachelorās degree in Business Administration with a specialization in Marketing or Real Estate; MBA preferred.
- Minimum 20 years of experience in retail asset management, shopping centre operations, or real estate management, with at least 5ā7 years in a senior leadership role.
- Strong financial acumen with hands-on experience in budgeting, forecasting, and NOI optimization.
- Proven expertise in mall leasing, marketing, and operations management.
- Excellent stakeholder engagement skills, including tenant relations, vendor negotiation, and government liaison.
- Ability to lead diverse teams and manage cross-functional departments effectively.
- Demonstrated experience in P&L ownership, debtorsā management, and financial reporting.
- Knowledge of regional retail trends, real estate regulations, and commercial property management best practices.
- Exceptional communication, analytical, and leadership skills with a strategic mindset.
- Fluency in English; Arabic proficiency is advantageous.
