Job description
The Development Manager (KSA) at IHG Hotels & Resorts is responsible for driving the hotel development growth agenda across Saudi Arabia. This high-impact role involves sourcing, identifying, and securing high-quality opportunities in key cities and secondary markets, including new builds, conversions, portfolio deals, and owner projects. The manager will assess site suitability, brand fit, commercial viability, and deal structures, while supporting negotiations and internal approvals. Responsibilities span collaborating across IHG functions, including design & engineering, operations, finance, and legal, to progress deals from concept to signing. The role requires building and maintaining strong relationships with owners, developers, consultants, investment groups, government stakeholders, and tourism bodies, staying informed on KSA market intelligence, competitor activity, pipeline trends, development costs, and investment appetite. The position also includes supporting RFP responses, feasibility inputs, and creating informative presentations and decks to enable decision-making. The Development Manager represents IHG confidently in commercial engagements with senior stakeholders and contributes directly to shaping the Kingdomâs hotel development landscape.

- Work closely with the Senior Director, KSA to support IHGâs growth agenda and identify high-quality development opportunities
- Actively seek opportunities in new builds, conversions, portfolio deals, and owner-led projects
- Build and maintain a strong industry network including owners, developers, consultants, investment groups, government stakeholders, and tourism bodies
- Assess and analyse opportunities independently, evaluating site suitability, brand fit, commercial viability, and deal structure
- Support negotiation processes end-to-end in collaboration with senior development leadership and internal stakeholders
- Support RFP responses, feasibility studies, and internal approval workflows
- Produce clear and informative presentations and creative decks for decision-making
- Collaborate with cross-functional teams including design & engineering, operations, finance, and legal to progress deals from concept to signing
- Maintain understanding of KSA market intelligence including competitor activity, pipeline trends, development costs, and investment appetite
- Represent IHG confidently with senior stakeholders across the Saudi market
Experience & skills
- Experience in hotel development, consulting, real estate advisory, or hotel operations with strong commercial exposure
- Fluency in Arabic and English, both written and spoken
- Understanding of franchise and managed hotel agreements
- Knowledge of hotel project economics, investment metrics, and feasibility fundamentals
- Strong awareness of Middle East hotel markets, with experience in KSA as an advantage
- Ability to independently assess opportunities and identify commercially sound prospects
- Excellent client-facing capability, relationship-building skills, and strong presentation ability
- Entrepreneurial mindset: proactive, opportunity-oriented, and commercially sharp
- Ability to operate independently with minimal supervision while collaborating effectively within a corporate environment
- Bachelor's or master's degree in hospitality, real estate, business, or related field
