Job description
Dubai's residential build-to-sell market is where this Senior Vice President at Al Ghurair Development turns land, market and investment objectives into clear product, positioning and delivery. Feasibility assessments, development briefs and business plans cover unit mix, sizes, pricing, revenue, cost, programme, sales phasing, profitability and key sensitivities, and you own them. Several developments run at once, often at very different stages of the lifecycle. Product definition goes down to layouts, room dimensions, planning efficiency, specifications, finishes, kitchens, bathrooms, amenities, common areas, architecture, outdoor spaces and brands. Architects, designers and specialist consultants are briefed and led through concept, schematic and detailed design, with proposals challenged from product, commercial, technical and programme angles. Sales-launch readiness brings together Sales, Marketing, Finance and Legal on pricing, inventory release, approvals, registrations, show units and the sales centre. Dubai Building Code, Dubai Municipality, DDA, DLD and RERA requirements, including project registration and escrow, shape decisions from feasibility to delivery. Senior management relies on your concise reporting and clear recommendations, even when information is incomplete. At least 10 years of real estate development experience with significant Dubai residential build-to-sell exposure and a Bachelor's degree in architecture or a related field are required, ideally gained with a leading UAE developer in the premium or upper-mid market.
