The Senior Real Estate Manager – F&B / QSR is responsible for leading the end-to-end execution of real estate strategy across Saudi Arabia for a globally established quick-service restaurant brand undergoing significant expansion. The role focuses on identifying, evaluating, and acquiring new sites across key cities and emerging trade zones while ensuring alignment with brand expansion plans and financial objectives. It requires conducting detailed site selection analysis including visibility, accessibility, traffic patterns, catchment demographics, and competitive mapping, alongside performing commercial feasibility studies and financial modelling to evaluate store performance, return on investment, and payback periods. The position also involves undertaking trade zone analysis and market studies to identify white spaces, consumer demand clusters, and potential cannibalization risks within the existing portfolio. The role includes preparing strategic location recommendation packs and presenting expansion proposals to senior leadership for approval. Additionally, the Senior Real Estate Manager is responsible for building and maintaining strong relationships with developers, landlords, mall operators, brokers, and consultants across the Kingdom of Saudi Arabia. The role includes leading lease negotiations to secure competitive rental terms, fit-out periods, renewal options, exit clauses, and landlord contributions. On the portfolio side, the role manages existing property assets, ensuring lease compliance, renewals, rent escalations, expiry tracking, and commercial optimization. It also involves monitoring occupancy costs, identifying cost-saving opportunities, and supporting store-level operational issues in collaboration with operations teams. The position ensures alignment of all real estate activities with local regulations and internal governance while supporting strategic decisions related to store closures, relocations, refurbishments, and lease restructuring in a dynamic retail and F&B expansion environment.

- Lead identification, evaluation, and acquisition of new retail and F&B/QSR sites across Saudi Arabia, ensuring alignment with expansion strategy and market growth opportunities.
- Conduct detailed site selection analysis including visibility, accessibility, traffic patterns, catchment demographics, and competitive mapping to support data-driven location decisions.
- Perform financial modelling, feasibility studies, ROI analysis, and payback period calculations to evaluate store performance and investment viability.
- Undertake trade zone analysis and market research to identify white space opportunities, consumer demand clusters, and cannibalization risks across existing store networks.
- Prepare and present strategic location recommendation packs and expansion proposals to senior leadership for approval and investment decision-making.
- Negotiate lease agreements with landlords, developers, mall operators, and brokers to secure optimal commercial terms including rent, fit-out periods, and exit clauses.
- Manage existing property portfolio including lease renewals, rent escalations, expiry tracking, and compliance with contractual obligations to ensure portfolio efficiency.
- Collaborate with operations, finance, legal, and design teams to ensure smooth site acquisition, development, and successful store launch execution.
Experience & skills
- Demonstrate a Bachelor's degree in Real Estate, Business, Property Management, or a related discipline to support foundational knowledge of property and commercial operations.
- Apply 6–10 years of professional experience in real estate, ideally within QSR, retail, hospitality, or consumer-facing industries in Saudi Arabia or similar markets.
- Exhibit proven experience in store expansion, site acquisition, feasibility studies, trade zone analysis, and lease negotiations within a competitive retail environment.
- Possess strong understanding of the Saudi Arabia retail and F&B landscape, including trade areas, landlord ecosystems, and market dynamics influencing site performance.
- Demonstrate ability to manage multiple store openings, projects, and real estate transactions simultaneously while maintaining accuracy and delivery timelines.
- Apply strong negotiation, stakeholder management, and commercial decision-making skills to secure favorable lease terms and manage landlord relationships effectively.
- Show experience in managing lease portfolios including renewals, rent optimization, and landlord engagement to ensure long-term property performance.
- Possess Arabic language skills (advantageous) to support communication and negotiation with local stakeholders and property partners in the Saudi market.
