Job description
The Property Manager at KAIZEN Asset Management Services in Dubai is responsible for overseeing all aspects of residential and commercial property portfolios to ensure well-maintained buildings, high tenant satisfaction, and maximized rental income. The role includes supervising operations related to maintenance, leasing, budgeting, and tenant relations. The manager develops and implements property management plans, oversees the leasing process, negotiates lease agreements, monitors local market conditions, ensures compliance with local laws, manages vendors and service contracts, handles tenant inquiries and complaints, prepares financial reports, develops annual budgets, and drives continuous improvement through awareness of industry trends and new technologies. Strong leadership, attention to detail, and effective communication with tenants, vendors, and team members are critical.

- Supervise all operations related to property management, including maintenance, leasing, budgeting, and tenant relations.
- Develop and implement property management plans to achieve and maintain high occupancy rates and tenant satisfaction.
- Oversee the leasing process, including marketing available units, screening prospective tenants, and negotiating lease agreements.
- Maintain a thorough understanding of local market conditions and rental trends to inform pricing and marketing strategies.
- Ensure that all properties meet compliance standards and adhere to local regulations and laws.
- Manage vendor relationships, negotiate service contracts, and oversee maintenance and repair projects.
- Handle tenant inquiries, complaints, and maintenance requests in a professional and timely manner.
- Monitor and analyze financial performance, prepare monthly financial reports, and develop annual property budgets.
- Stay updated on industry trends, best practices, and new technologies to drive continuous improvement in property management practices.
Experience & skills
- Bachelor's degree in Business Administration, Real Estate, or a related field.
- Proven experience in property management, preferably in residential and commercial properties.
- Strong knowledge of property management principles, local regulations, and landlord-tenant laws.
- Excellent communication and interpersonal skills with the ability to build strong relationships with tenants, vendors, and team members.
- Effective leadership abilities with the aptitude to manage a team of maintenance and administrative staff.
- Detail-oriented with exceptional organizational and multitasking skills.
- Proficient in using property management software and Microsoft Office Suite.
- Experience in budgeting and financial analysis.
- Valid UAE driver's license and reliable transportation.
