The Senior Manager Projects (Real Estate Development and Construction Project Management) in the United Arab Emirates is responsible for managing the full lifecycle planning, execution, coordination, and delivery of assigned real estate development and construction projects in accordance with approved project schedules, budgets, and quality standards. Operating within the real estate development and construction industry, the role ensures effective coordination among design management, procurement, project controls, and construction teams to successfully deliver large-scale development projects while maintaining compliance with company policies, safety regulations, contractual requirements, and internal governance standards. The position works closely with the Project Controls team to establish and monitor the Project Master Programme for assigned projects while ensuring that project milestones, deliverables, and schedules are tracked and achieved throughout the development lifecycle. The role collaborates with the Design Management and Project Controls teams to define and implement the design delivery strategy, ensuring alignment between design outputs, construction timelines, and project execution requirements. The Senior Manager provides technical input during tender evaluations and contractor selection processes while supporting procurement strategies and contractor engagement activities. Responsibilities include leading site visits and construction site inspections to monitor construction progress and verify compliance with approved project plans, specifications, and quality standards. The role coordinates with consultants and contractors to resolve technical and operational issues during project execution while ensuring continuous communication and alignment between all internal departments involved in project delivery. The position reviews and approves contractor payment applications in accordance with company Policies and Procedures (P&P) and delegated authority limits. The Senior Manager monitors project progress, evaluates delays, and reviews contractor Extension of Time (EOT) claims while collaborating with Claims and Commercial teams to evaluate contractor claims related to schedule impacts and cost variations. The role prepares and submits project progress reports highlighting risks, delays, mitigation plans, and operational performance. Additionally, the position coordinates with the Handover Team to ensure projects are completed in accordance with company standards, leading final inspections and ensuring completion of all project documentation, compliance certifications, and operational readiness requirements prior to project handover. The role requires extensive experience in construction project management for large-scale residential, mixed-use, or hospitality development projects within the UAE or GCC markets, supported by strong knowledge of project planning, procurement strategies, contract administration, and construction claims management.

Experience & skills
- Hold a Bachelor’s degree in Civil Engineering, Construction Management, or a related discipline
- Possess 12 to 15 years of experience in construction and real estate development projects
- Demonstrate experience managing large-scale residential, mixed-use, or hospitality development projects
- Possess strong knowledge of project planning and Project Master Programme management
- Demonstrate expertise in procurement strategies and tender evaluation processes
- Have strong knowledge of contract administration and contractor payment application reviews
- Demonstrate experience evaluating Extension of Time (EOT) claims and construction claims management
