Job description
The Senior Quantity Surveyor role in Dubai and Abu Dhabi supports civil construction projects by leading cost management, budgeting, and contractual administration activities. The position is responsible for preparing and managing detailed project budgets, estimates, and cost plans while ensuring that construction works are delivered within approved financial parameters and schedules. The role requires strong expertise in quantity surveying and cost control within the UAE civil construction sector, preferably with experience in high-rise building projects. The Senior Quantity Surveyor will oversee interim payment certifications, measurement of works executed against provisional sums and variations, subcontractor payments, and final account settlements. The role also involves reviewing contractual documentation including insurances, advance payment guarantees, and performance bonds to ensure compliance with contract requirements. Regular site visits, participation in project meetings, and preparation of monthly cost reports, cash flow statements, and accruals are essential components of the position. The ideal candidate demonstrates strong commercial awareness, proficiency in quantity surveying and project management software, and the ability to provide accurate financial analysis and negotiation support throughout the project lifecycle.

Key responsibilities
- Prepare and manage detailed project budgets, estimates, and cost plans
- Monitor project costs to ensure completion within approved budget and schedule
- Review and certify contractors’ monthly payment applications including interim payments, provisional sums, and variations
- Prepare subcontractor payment certificates and manage variation claims
- Review insurances, advance payments, bank guarantees, and performance bonds for contractual compliance
- Prepare monthly cost reports, cash flow forecasts, and accrual statements
- Attend project meetings and conduct site visits as required
- Manage final account close-out, final payment certification, and release of bank guarantees
Experience & skills
- Minimum 8 years of experience in quantity surveying within the construction industry, preferably high-rise projects
- Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, or related field
- Strong understanding of construction contracts, procurement processes, and cost control practices
- Proficiency in cost estimation and cost management techniques
- Familiarity with contract administration and legal aspects of construction projects
- Excellent English communication skills (written and spoken)
- Strong analytical, negotiation, and problem-solving skills
- Proficiency in quantity surveying and project management software
