Job description
The Supervisor – Facilities Management (FM) at BEEAH is responsible for initiating and developing MEP-related repair procedures, supervising execution of maintenance activities, and carrying out mechanical routine jobs and troubleshooting of MEP systems in a safe and efficient manner. The role includes conducting site inspections, performing condition assessments of assets, evaluating HSE and operational risks, and preparing contingency plans to avoid downtime and service disruption. The position involves preparing planned preventive maintenance (PPM) procedures, schedules, and resource planning, developing method statements, risk assessments, and PPM task sheets, and closing work orders on a monthly basis. The Supervisor ensures execution of corrective and reactive maintenance, handles escalations and emergencies, resolves customer complaints, and prepares technical reports. The role includes tracking CRM work orders, conducting daily inspections, ensuring calibration of tools and safety devices, and coordinating subcontractor maintenance contracts. The position also involves managing annual maintenance contracts (AMC), analyzing contract requirements, preparing risk assessments, planning mobilization and performance management, and ensuring SLA and KPI compliance. The Supervisor is responsible for repair and refurbishment activities, asset replacement planning, cost estimation, proposal preparation, and execution of maintenance projects. The role requires adherence to QHSE policies, implementation of safe operating procedures, ensuring tool availability, managing NCRs and HSE reports, and maintaining customer satisfaction. The position requires knowledge of MEP systems, HVAC, plumbing, electrical installations, CMMS/BMS systems including Maximo, risk assessment, permit-to-work systems, and facility management operations in large commercial premises.
Required skills
Key responsibilities
- Supervise MEP maintenance operations including corrective, reactive, and planned preventive maintenance activities while conducting site inspections, condition assessments, and evaluating HSE and operational risks
- Prepare site-specific PPM procedures, schedules, resource planning, method statements, and risk assessments while ensuring timely closure of planned maintenance work orders
- Execute corrective and reactive maintenance activities, handle escalations and emergencies, resolve customer complaints, and prepare technical reports to ensure SLA and KPI compliance
- Track and manage CRM work orders, conduct daily inspections, ensure calibration of tools and safety devices, and coordinate subcontractor maintenance activities
- Manage Annual Maintenance Contracts (AMC) including resource planning, performance monitoring, SLA tracking, reporting, invoicing, and contract execution within budget
- Oversee repair, replacement, and refurbishment works including asset assessment, cost estimation, proposal preparation, and execution of maintenance jobs
- Ensure compliance with QHSE policies, implement safe operating procedures, manage risk assessments, and close HSE action reports and NCRs
- Maintain customer satisfaction by coordinating with stakeholders, reporting performance, meeting SLA requirements, and supporting customer-focused service delivery
Experience & skills
- Hold technical certificate or diploma in Mechanical, Civil, or Electrical Engineering with minimum 5 years experience in facilities maintenance and installation within commercial premises
- Demonstrate experience working in large facility service organization with knowledge of MEP systems, HVAC, plumbing, electrical installations, and refrigeration systems
- Possess knowledge of preventive maintenance, corrective maintenance, AMC management, and facility management operations
- Demonstrate experience using CMMS and BMS systems with preference for Maximo platform
- Show understanding of risk assessment, method statements, permit-to-work systems, and safe working practices
- Demonstrate technical skills in pipefitting, brazing techniques, electrical fault diagnosis, and A/C systems and controls
- Maintain proficiency in English communication with Arabic considered advantageous
- Demonstrate knowledge of tools, equipment, materials, and maintenance practices related to plumbing, electrical, and mechanical systems
