Job description
The Senior Manager â Retail Leasing at ROSHN plays a pivotal role in driving retail leasing strategy across the Groupâs expanding portfolio of community developments, including Neighborhood Community Centers (NCCs) and District Centres. Reporting to the Leasing Director, the position focuses on securing the right tenant mix, optimizing lease terms, and ensuring each retail center provides an exceptional mix of F&B, service, and entertainment options tailored to residentsâ needs. The role requires deep market knowledge of KSAâs retail and F&B landscape, strong relationships with regional and international brands, and proficiency in lease negotiation and legal frameworks. The Senior Manager will actively contribute to the leasing strategy, oversee leasing operations, and collaborate cross-functionally to ensure high-quality delivery aligned with ROSHNâs community-centric vision.

Key responsibilities
- Assist the Leasing Director in developing and executing leasing strategies, tenant mix plans, and merchandising concepts for new and existing retail centers.
- Negotiate and finalize lease agreements ensuring optimal commercial terms, including rents, service charges, incentives, rent-free periods, lease durations, and turnover rent structures.
- Leverage a strong understanding of KSA landlord-tenant laws to ensure all lease arrangements comply with local legal and regulatory requirements.
- Build and maintain relationships with key retailers, F&B operators, and entertainment brands, both regional and international, to drive tenant acquisition and retention.
- Conduct market research to identify new tenants, analyze competitor developments, and stay abreast of emerging retail and F&B trends.
- Prospect for new tenants, prepare tailored leasing proposals, and manage the negotiation process from initial contact through to contract execution.
- Gather, review, and verify all required tenant documentation to ensure compliance with leasing policies and financial due diligence.
- Collaborate with internal departments including Development, Fit-Out, Design, and Legal to ensure timely delivery of leased spaces and tenant openings.
- Maintain and update leasing trackers, reports, and presentations to provide accurate status updates to management and stakeholders.
- Attend leasing and project meetings to align on development timelines, leasing progress, and marketing initiatives.
- Provide input into the design and layout of retail centers to optimize leasable area utilization and customer flow.
- Monitor performance of existing tenants and proactively recommend strategies for re-leasing or improvement of tenant mix.
- Represent ROSHN professionally in meetings and negotiations with high-profile clients and brands, ensuring the companyâs values and reputation are upheld.
- Support stakeholder communication by preparing detailed reports, market insights, and performance metrics for internal leadership and external partners.
- Contribute to continuous improvement of leasing processes and best practices, ensuring efficiency and alignment with ROSHNâs quality standards.
Experience & skills
- Bachelorâs degree in Real Estate, Business Administration, or a related field; Masterâs degree or professional certification preferred.
- Minimum 7 years of retail leasing experience within Saudi Arabia, ideally within a large-scale real estate or mixed-use development environment.
- Strong understanding of commercial leasing principles, financial terms, and KSA landlord-tenant regulations.
- Established network of relationships with key regional and international retailers, F&B operators, and entertainment brands.
- Proven experience in developing and executing retail leasing strategies and achieving leasing targets.
- Excellent negotiation, communication, and interpersonal skills with the ability to manage high-level client relationships.
- Strong market awareness and analytical ability to identify emerging trends and potential tenants.
- Experience in preparing leasing reports, proposals, and presentations for executive review.
- Proficiency in MS Office (Excel, PowerPoint, Word) and familiarity with CRM or property management systems.
- Highly organized with a proactive, results-oriented mindset and the ability to manage multiple projects simultaneously.
- Fluency in English is required; Arabic language proficiency is preferred.
- Professional, client-facing demeanor with the ability to represent ROSHNâs brand and values to external partners.
