Job description
The Manager - Accounts and Finance will lead financial planning, feasibility assessment, and regulatory compliance for real estate development projects across the UAE. Responsibilities include preparing detailed financial models, conducting feasibility studies with IRR, NPV, development margin, and sensitivity analysis, performing scenario analysis based on market trends, managing project budgets, monitoring cash flows, ensuring RERA and Dubai Escrow Law compliance, managing escrow accounts, tracking construction progress for escrow withdrawals, coordinating with trustees and auditors, monitoring off-plan sales collections, ensuring VAT compliance, preparing MIS and project performance reports, and maintaining IFRS-compliant reporting, particularly IFRS 15. The role safeguards financial integrity across multiple project SPVs, supports strategic decision-making, and enables profitable, compliant, and timely project execution.

Key responsibilities
- Prepare detailed financial models for residential, commercial, and mixed-use projects
- Conduct feasibility studies including IRR, NPV, development margins, and sensitivity analysis
- Perform scenario analysis considering market absorption, pricing trends, and cost escalations
- Ensure timely closure of books and accounting
- Ensure compliance with RERA and Dubai Land Department regulations
- Manage project escrow accounts and monitor construction progress for escrow withdrawals
- Coordinate with trustees and auditors for escrow reporting
- Develop detailed project budgets including land, construction, consultants, marketing, and finance costs
- Monitor cost-to-complete analysis and contractor certifications
- Work closely with Quantity Surveyors and Project Managers
- Prepare detailed project cash flow forecasts aligned with construction milestones
- Monitor off-plan sales collections and SPA payment schedules
- Track receivables and coordinate on overdue collections
- Manage VAT implications on real estate transactions
- Prepare monthly MIS and project performance reports ensuring IFRS compliance
- Coordinate with external auditors and prepare feasibility vs actual variance analysis
Experience & skills
- CA or Equivalent qualification
- 7–12 years of real estate development finance experience in UAE
- Strong understanding of RERA and Dubai Escrow regulations
- Advanced Excel financial modeling skills
- Experience with ERP systems such as Oracle and Kyriba
- Understanding of UAE VAT regulations
- Experience in multi-project portfolio management
- Experience in joint venture structuring
