Job description
The Senior Accountant - Cost Control at Dubai Holding Community Management (DHCM) is responsible for developing, implementing, and maintaining robust cost control systems and procedures across a diverse portfolio of residential communities and iconic districts in Dubai, including Bluewaters, City Walk, Port de La Mer, Bvlgari Residences, Jumeirah Beach Residence, Business Bay Executive Towers, Dubai Media City, Dubai Internet City, Dubai Studio City, Dubai Harbour, and others. The role ensures strong financial discipline by monitoring expenditures, analyzing cost variances, identifying efficiencies, and driving cost-saving initiatives within a structured budgeting and reporting framework. The position supports strategic decision-making through accurate cost analysis, dashboards, and reporting, while ensuring compliance with IFRS and internal financial policies. The Senior Accountant collaborates closely with operational departments such as community management, facilities management, security, landscaping, utilities, and administration, providing advisory support, cost insights, and training on best practices. The role also contributes to system and process improvements, including ERP optimization, cost tracking enhancements, and evaluation of financial technologies to strengthen cost control, reporting accuracy, and operational efficiency within a fast-paced, service-oriented real estate environment.

Key responsibilities
- Develop, implement, and maintain comprehensive cost control policies and procedures aligned with financial objectives and industry best practices.
- Monitor and analyze actual costs against budgets and forecasts across facilities management, security, landscaping, utilities, community events, and administrative activities.
- Identify cost variances, investigate root causes, and provide detailed explanations and actionable recommendations to management.
- Prepare and present regular cost reports, dashboards, and financial summaries to senior finance leadership and stakeholders.
- Conduct in-depth cost analysis for projects, initiatives, and departments to identify optimization opportunities and savings.
- Develop and maintain cost allocation methodologies for shared services and common expenses across multiple communities.
- Establish cost benchmarks and KPIs to measure efficiency and financial performance.
- Collaborate on the development of operational budgets and forecasts with budgeting and operational teams.
- Provide historical cost data and trend analysis to support budget assumptions and forecasting accuracy.
- Assist with month-end and year-end closing activities related to cost of operations.
- Prepare journal entries and perform reconciliations for cost-related accounts.
- Ensure compliance with IFRS and internal financial policies for cost recognition and reporting.
- Support internal and external audits by providing documentation and explanations related to cost control.
- Partner with operational managers to understand cost drivers and provide financial insights and guidance.
- Develop and deliver training sessions on cost control best practices to operational teams.
- Contribute to continuous improvement of financial systems and processes related to cost tracking, reporting, and analysis.
- Evaluate and recommend financial tools and technologies to enhance cost control capabilities.
- Support implementation and optimization of ERP modules related to cost accounting.
Experience & skills
- Bachelor’s degree in Accounting, Finance, or a related field.
- Professional accounting qualification such as CPA, ACCA, or CIMA is highly preferred.
- Minimum of 3–5 years of progressive experience in cost accounting or financial analysis with a strong focus on cost control.
- Experience within real estate, community management, or service-oriented industries is preferred.
- Strong proficiency in ERP systems including SAP, Oracle, or Microsoft Dynamics.
- Advanced Microsoft Excel skills including financial modeling, pivot tables, and VLOOKUP.
- Experience with data visualization tools such as Power BI or Tableau is advantageous.
- Solid understanding of budgeting, forecasting, financial statements, and IFRS compliance.
- Ability to manage multiple priorities, meet deadlines, and maintain high ethical and confidentiality standards.
