The Director - Development Financial Planning at Qiddiya Investment Company in Riyadh is responsible for shaping the financial and commercial strategy for multi-billion-dollar commercial office development projects. The role encompasses strategic planning, investment strategy, feasibility studies, financial modeling, capital optimization, and commercial framework development for office assets. Acting as a senior leadership team member within the Commercial Office Business Unit, the director drives investment decisions, optimizes capital allocation, leads strategic due diligence, guides long-term financial forecasting, and develops sophisticated business cases with ROI analysis and risk assessment. The position requires collaboration with development leaders, strategy teams, financial institutions, and stakeholders to ensure alignment with Qiddiya's long-term vision and to deliver exceptional returns.

- Drive strategic planning for the Commercial Office Business Unit, including investment strategies, business plans, and financial frameworks for multiple billion-dollar development projects.
- Provide complex feasibility studies and strategic assessments, offering guidance on capital structure, funding options, and risk management strategies.
- Lead capital optimization and investment strategy with financial modeling and strategic assessment to maximize shareholder value.

Experience & skills
- Bachelor's degree in finance, economics, real estate, or a related field.
- 15-18 years of relevant experience in financial analysis, commercial development, or real estate finance.
- Proven track record of leading financial strategy and business planning for large-scale development projects.
- Experience in financial planning and business strategy for commercial office assets is highly desirable.
- Expertise in capital markets, project finance, and investment strategy.
- Strong background in developing and implementing commercial frameworks and revenue optimization strategies.
- Expertise in business planning, financial modeling, and strategic analysis for complex development projects.
