Job description
The Maintenance Operations Supervisor at Keyper is a critical leadership role responsible for overseeing and optimizing all aspects of maintenance operations across the company’s property portfolio in Dubai. The position ensures the seamless execution of maintenance activities, including vendor management, ticket resolution, project oversight, financial reconciliation, and operational efficiency. The supervisor will lead a team of maintenance professionals to deliver high-quality service to tenants, landlords, and internal stakeholders, ensuring that turnaround times (TAT) for issue resolution meet or exceed company benchmarks. This role requires managing a diverse vendor network, evaluating performance, negotiating contracts, and ensuring timely payments while expanding the vendor portfolio to address service gaps. The supervisor will utilize CRM systems, digital reporting tools, and data-driven approaches to monitor key performance metrics, optimize workflows, and continuously improve maintenance processes. Responsibilities also include identifying revenue-generating opportunities, such as preventative maintenance agreements, renovation projects, and service expansions, while overseeing budgets, schedules, and project quality. The role demands strong leadership, effective communication, and problem-solving skills to handle escalations, guide the team, and maintain high standards of service excellence. By combining operational oversight with strategic thinking, the Maintenance Operations Supervisor will play a pivotal role in ensuring tenant satisfaction, enhancing landlord trust, and contributing to the overall efficiency, profitability, and growth of Keyper’s property management operations.

Key responsibilities
- Monitor and enhance vendor performance, ensuring job quality and on-time delivery
- Review and respond to vendor quotes in a timely manner to prevent delays
- Ensure vendor payments are processed on schedule, coordinating with internal teams
- Expand the vendor portfolio by onboarding new vendors to address service gaps
- Maintain structured tracking of vendor performance, payments, and cost efficiency
- Supervise maintenance tickets and tasks, ensuring timely resolution of all issues
- Provide regular maintenance reports to internal stakeholders
- Oversee communication with tenants and landlords regarding ongoing maintenance concerns
- Identify opportunities for new business including maintenance service agreements, renovation projects, and preventative maintenance
- Oversee major maintenance and renovation projects to ensure efficiency and quality standards
- Provide stakeholders with regular updates on project milestones, budgets, and impact
- Guide the maintenance team to improve ticket management, vendor coordination, and operational workflows
- Ensure proactive communication with internal teams regarding ticket status, vendor issues, and payment timelines
- Continuously review and improve processes in vendor management, payment cycles, and project workflows
- Utilize digital tools and CRM systems to monitor vendor performance, service timelines, and operational efficiency
- Implement structured reporting mechanisms to support informed decision-making and continuous process improvement
Experience & skills
- 3+ years of experience in property maintenance, vendor management, or operations management in real estate
- Strong experience in managing contractors, vendors, and maintenance teams
- Bachelor’s degree in Facility Management, Property Management, Engineering, or related field
- Proficiency in CRM systems (Salesforce preferred) and digital reporting tools
- Ability to analyze data, track performance, and optimize maintenance operations
- Strong leadership, communication, and negotiation skills to manage vendors and internal teams
- Excellent problem-solving skills with a proactive approach to managing maintenance escalations
- Fluency in English; Arabic fluency highly preferred
- Time management and ability to prioritize multiple tasks effectively
- Tech-savvy with ability to learn new operational systems
