The Accommodation Leasing Manager (Staff Accommodation Operations) within Qiddiya Investment Company is responsible for end-to-end leasing governance and performance management across a rapidly scaling staff accommodation portfolio expected to reach approximately 13,000 residential units by 2030. The role ensures leasing readiness, demand planning, contracting, occupancy optimization, and post-leasing asset performance, acting as the client-side owner for leasing governance, unit allocation, and resident lifecycle management. The position ensures alignment with HR, Property/Asset Management, FM operators, Legal, Finance, Security, and specialist service providers to deliver a consistent, service-led leasing journey. Responsibilities include managing leasing strategy, SOPs, governance frameworks, eligibility rules, allocation principles, and pricing/charge-back recommendations, while maintaining structured reporting across occupancy, leasing pipeline, arrears, renewals, churn, and unit readiness. The role ensures full compliance with approved contract templates, privacy requirements, regulatory obligations, and operational standards across Saudi Arabia and GCC frameworks. It requires oversight of leasing systems, CAFM/CMMS integration, data governance, dashboards, and reporting structures to ensure a single source of truth for availability, occupancy, and resident mapping. The manager oversees lease execution, move-in/move-out coordination, inspections, inventory checks, condition reporting, deposit handling, damage recovery, vacancy turnaround, and unit readiness SLA compliance. Additionally, the role drives revenue optimization through upselling strategies such as room upgrades, parking, F&B/retail packages, housekeeping, and laundry add-ons. It ensures proactive vacancy management, turnaround efficiency, and leasing velocity optimization through continuous monitoring of operational KPIs. The position plays a key role in resident experience management, ensuring service recovery, escalation handling, communication management, and retention initiatives. It also supports financial governance through billing reconciliation, arrears monitoring, revenue leakage tracking, and budget input forecasting. The role ensures scalable leasing operations through process optimization, SOP development, operator training, continuous improvement initiatives, and risk mitigation strategies for large-scale workforce accommodation assets.
Required skills
Key responsibilities
- Develop and maintain leasing strategy, SOPs, governance frameworks, eligibility rules, allocation principles, product mix definitions, pricing models, and charge-back structures aligned with Finance and HR workforce planning requirements.
- Manage end-to-end leasing execution including enquiries, eligibility validation, allocation, reservations, contract preparation, move-in coordination, documentation collection, and issuance of keys/access and handover packs.
- Oversee occupancy performance, leasing velocity, renewals, churn, vacancy loss tracking, and revenue performance through structured dashboards, KPIs, and monthly/weekly reporting cycles.
- Coordinate leasing readiness, unit inspections, maintenance readiness, cleaning, pest control, and vacancy turnaround activities to ensure SLA compliance and minimize lost occupancy days.
- Lead renewal processes, move-out inspections, handbacks, deposit recovery, and condition assessments while ensuring compliance with legal templates and audit documentation requirements.
- Manage resident experience, service recovery, escalation workflows, communication standards, and retention initiatives in collaboration with FM, security, housekeeping, and service partners.
- Oversee leasing systems, CAFM/CMMS integration, data governance frameworks, audit trails, and reporting systems ensuring accurate occupancy and resident-to-unit mapping.
- Coordinate stakeholder engagement with HR, FM operators, Finance, Legal, and Security to ensure alignment on allocations, move schedules, compliance, and operational requirements.
Experience & skills
- Manage leasing operations with a minimum of 8+ years of experience in real estate, property management, or large-scale staff accommodation environments.
- Apply demonstrated experience in pre-opening, transition, or early-phase leasing operations within residential, hospitality, mixed-use, or workforce accommodation assets.
- Utilize strong knowledge of CAFM/CMMS systems, leasing platforms, inventory systems, and data governance tools for operational reporting and performance tracking.
- Demonstrate experience in GCC/Saudi compliance frameworks, regulatory requirements, and real estate leasing governance standards.
- Operate with proficiency in leasing KPI management including occupancy rates, churn, vacancy loss, renewal cycles, and leasing velocity metrics.
- Coordinate large-scale stakeholder environments involving HR, Finance, Legal, FM operators, and external vendors for leasing execution and compliance.
- Apply strong understanding of contract management, lease administration, move-in/move-out processes, and occupancy lifecycle governance.
- Support budgeting, forecasting, revenue optimization, and operational planning for large residential portfolios with scalable growth requirements.
