Job description
The Senior Manager – Investment Management at Qiddiya will play a critical role in evaluating, originating, and managing real estate investment opportunities across the MENA region. This position demands a strong grasp of corporate finance, deal structuring, and financial modelling to assess potential investments and drive long-term portfolio growth. The incumbent will lead market research, due diligence, and financial analysis for both ongoing and prospective projects, collaborating closely with internal teams and external partners such as banks, consultants, and legal advisors. The role requires strong technical expertise in investment management and a strategic mindset to identify profitable opportunities and mitigate risks. As part of Qiddiya’s high-impact investment team, this role offers direct exposure to senior leadership and high-profile projects, with opportunities to influence the company’s real estate and financial strategy in one of Saudi Arabia’s most ambitious giga-projects.

Key responsibilities
- Identify, originate, and structure new real estate investment opportunities aligned with company strategy
- Conduct financial modelling and valuation analysis to assess the feasibility, returns, and risk profile of potential investments
- Perform detailed due diligence, including financial, operational, and market analysis for target projects and companies
- Develop and manage investment frameworks and financial performance tracking tools for real estate assets
- Collaborate with internal stakeholders (project managers, analysts, and associates) to support investment execution and performance monitoring
- Work with external parties such as financial institutions, consultants, and legal advisors to execute transactions and manage deal flow
- Present investment recommendations, financial insights, and strategic proposals to senior leadership and investment committees
- Monitor portfolio performance and suggest optimization strategies for returns and risk mitigation
- Stay informed on MENA real estate trends, macroeconomic indicators, and regulatory developments influencing investment opportunities
- Support leadership in defining long-term investment strategy and capital allocation priorities
Experience & skills
- MBA, CFA, or equivalent advanced qualification preferred
- 3–5 years of experience in investment management, financial modelling, or M&A advisory, preferably within real estate or private equity
- Strong technical expertise in corporate finance, transaction structuring, and valuation methodologies
- Experience working with or exposure to boutique investment banks (e.g., Lazard, Rothschild, Jefferies) or leading real estate funds (e.g., Hines, Brookfield, Capital Land)
- Demonstrated proficiency in Excel-based financial modelling and quantitative analysis
- Understanding of real estate investment principles, market dynamics, and financial instruments across the MENA region
- Excellent communication and presentation skills, with the ability to distill complex analyses into actionable insights for senior stakeholders
- Fluency in English required; Arabic proficiency is an advantage
