The Asset Management Director in Qatar is responsible for providing expertise in developing and executing asset portfolio strategy aligned with organizational strategy while overseeing asset performance, growth initiatives, and value optimization. The role involves contributing to annual operating and capital budgets through collaboration with cross-functional teams, applying property and market knowledge, and ensuring alignment with targeted asset management strategies and objectives. The position requires advising on strategies to increase ROI, minimize risk and loss, and recommending value-oriented approaches for each asset through revenue opportunity analysis and financial modelling. The Asset Management Director will leverage monthly and quarterly financial statements, business intelligence software, and analytical tools to identify portfolio underperformance against budget and market benchmarks and collaborate with relevant teams to resolve issues. Responsibilities include identifying opportunities for strategic asset expansion through partnerships and alliances, reviewing asset management policies and procedures, and conducting market research to identify trends and patterns for improved asset management practices. The role requires conducting risk analysis, overseeing financial reporting, and developing strategies to maximize asset growth while collaborating with revenue management, accounting, financial planning, and reporting departments to maximize portfolio value. The director will identify repositioning opportunities, monitor market trends, and recommend renovation, expansion, or repositioning strategies. The position requires conducting on-site visits, performing in-depth analysis of industry trends and economic drivers, maintaining industry networks, and collaborating with executives to implement strategic adjustments. The role includes providing market and leasing assumptions, participating in due diligence activities, evaluating new products and services to increase auxiliary income and operational efficiencies, conducting frequent asset inspections, and communicating improvement opportunities. The Asset Management Director will partner with senior leadership, Internal Audit, Legal, Finance, Risk and Compliance teams to address complex challenges and ensure efficient asset management and protection strategies, while participating in local industry organizations to stay informed on market trends.

- Develop and execute asset portfolio strategy aligned with organizational strategy, oversee asset performance, and provide strategic recommendations to maximize portfolio value and growth
- Contribute to annual operating and capital budgeting processes by collaborating with cross-functional teams, applying property knowledge, and aligning budgets with asset management objectives
- Analyze financial statements, leverage business intelligence software and analytical tools, and identify underperformance against budget and market benchmarks while implementing corrective strategies
- Advise on ROI optimization, risk minimization strategies, and revenue opportunity identification using financial modelling and portfolio performance analysis
- Conduct market research, analyze industry trends, identify expansion opportunities through partnerships and alliances, and recommend strategic growth initiatives
- Oversee repositioning initiatives, including renovation, expansion, and asset repositioning opportunities, and collaborate with stakeholders to implement value-enhancing strategies
- Conduct on-site asset inspections, assess operational performance, evaluate management effectiveness, and communicate improvement opportunities to internal and external teams
- Collaborate with senior leadership, Internal Audit, Legal, Finance, Risk and Compliance departments to address complex issues, ensure compliance, and implement asset protection strategies
Experience & skills
- Possess Master’s degree in Business, Finance, or relevant field with minimum 8 years asset management experience including 5 years at senior supervisory level
- Demonstrate strong financial modelling expertise, financial reporting knowledge, and financial statements analysis capability
- Maintain knowledge of economic and accounting principles, financial markets, and financial data analysis and reporting practices
- Show experience in strategic planning, resource allocation, human resources modelling, and portfolio performance management
- Demonstrate knowledge of laws, legal codes, court procedures, government regulations, and compliance requirements
- Maintain proficiency in MS Office applications and analytical tools for financial and operational reporting
- Demonstrate international experience preferably in the Middle East with knowledge of QF considered advantageous
- Show strong analytical skills, problem-solving ability, and capability to prepare written reports and communications with English proficiency and Arabic language advantage
