Job description
The Director β Leasing role for Bloom Retail is responsible for leading the development and execution of leasing strategies across a retail portfolio to drive tenant acquisition, optimize occupancy, and ensure a balanced tenant mix. The role oversees the full leasing lifecycle for new, renewal, and replacement leases, negotiating and closing agreements with international, regional, and local retailers while building and maintaining strong relationships with tenants, brokers, and industry partners. The position contributes to asset planning, redevelopment, and tenant-mix optimization initiatives, evaluates financial feasibility of proposed leasing deals, prepares recommendations for senior leadership, and ensures leasing activities align with portfolio financial goals. The role collaborates closely with legal, marketing, operations, finance, asset management, and property operations teams to support asset performance, revenue growth, tenant experience initiatives, and long-term portfolio growth, while ensuring compliance with contractual, legal, and regulatory requirements and mitigating commercial risk.

- Develop and implement leasing strategies to achieve targeted occupancy rates, rental income, and tenant mix across the retail portfolio
- Drive the full leasing cycle from prospecting through negotiation and deal closure for new, renewal, and replacement leases
- Identify, secure, and onboard international, regional, and local retailers aligned with asset positioning goals
- Build and maintain strong relationships with tenants, brokers, and industry partners to sustain a robust leasing pipeline
- Negotiate letters of intent, commercial terms, and lease agreements in collaboration with legal teams to mitigate risk
- Evaluate financial feasibility of proposed leasing deals and prepare recommendations for senior leadership
- Provide leasing leadership across assigned assets in alignment with asset management and property operations objectives
- Conduct market research and competitive analysis to identify emerging retail categories and tenant opportunities
- Contribute to asset planning, redevelopment, repositioning, and tenant-mix optimization initiatives
- Maintain accurate records of leasing activities, pipelines, and revenue forecasts
- Prepare and deliver regular leasing reports, pipeline updates, and financial forecasts to executive leadership
- Track leasing KPIs to ensure activities support portfolio financial and performance goals
- Mentor leasing staff and contribute to a high-performing leasing team culture
- Collaborate with marketing, operations, and finance teams to ensure cohesive execution of leasing strategies and tenant experience initiatives
- Ensure compliance with contractual, legal, and regulatory requirements across all leasing activities
Experience & skills
- Hold a Bachelorβs degree in Business, Real Estate, Finance, Marketing, or a related field
- Possess 10+ years of experience in retail leasing within shopping malls, mixed-use, or commercial retail developments
- Demonstrate a proven track record of closing deals with international and regional retail brands
- Exhibit strong understanding of retail trends, lease economics, and tenant mix strategies
- Demonstrate exceptional negotiation, communication, and relationship-building skills
- Show experience leading or mentoring leasing teams
- Maintain an established network of retail and F&B industry contacts
- Demonstrate experience with retail redevelopment or repositioning projects
- Exhibit proficiency in financial analysis, leasing software, and Microsoft Office tools
