Job description
AtkinsRéalis seeks a Project Director in Riyadh, KSA to lead end-to-end Facilities Management (FM) and Operations & Maintenance (O&M) delivery across Phase 1 projects, integrating strategic planning, contract administration, stakeholder coordination, and performance monitoring. The mandate includes administering and managing FM and O&M contracts delivered by service providers; recommending and implementing optimal FM strategies, methodologies, and tools; and monitoring project performance against Key Performance Indicators (KPIs) with progress reporting to the PMO. The role enforces compliance with government, stakeholder, and PMO requirements; participates in stakeholder meetings and steering committees; oversees service delivery, budget, timelines, and quality; manages scope changes; validates payment requests from service providers; identifies project risks and proposes mitigation strategies; and facilitates effective communication between service providers, the Facilities Management Organization (FMO), and the PMO. The Project Director provides technical support and expert advice on FM and O&M matters, coordinates asset handover and transition activities, leads progress meetings, resolves operational issues, and manages internal FMO resources and project-related data. The position requires operational knowledge of CAFM systems and reporting tools, strong database management and analytical capabilities, proficiency in Microsoft Office Suite, a deep focus on soft services (particularly landscape and irrigation), and a strong understanding of sustainability and environmental best practices. Professional memberships (e.g., CIBSE, RICS, CIOB, IWFM) are desirable, Arabic speaking or national is preferred, and excellent English communication is required. Key responsibilities
- Administer and manage FM and O&M contracts delivered by service providers to ensure compliant, on-time, and quality outcomes
- Recommend and implement optimal Facilities Management strategies, methodologies, and tools to improve performance and value
- Monitor project performance against KPIs and report progress, issues, and corrective actions to the PMO
- Ensure compliance with government regulations, stakeholder requirements, and PMO governance across all activities
- Participate in stakeholder meetings and steering committees to align on scope, priorities, risks, and decisions
- Oversee service delivery, budgets, timelines, and quality standards for Phase 1 projects and track adherence
- Manage scope changes and validate payment requests from service providers based on contract and performance
- Identify project risks, propose mitigation strategies, and track risk treatment actions to closure
- Facilitate effective communication and coordination between service providers, FMO, and PMO to resolve issues
- Provide technical support and expert advice on FM and O&M matters to internal and external stakeholders
- Coordinate asset handover and transition activities, ensuring documentation, readiness, and compliance
- Lead progress meetings, capture actions, and drive resolution of operational issues and blockers
- Manage internal FMO resources and project-related data, ensuring data integrity and timely reporting
- Ensure sustainability and environmental best practices are embedded in FM and O&M delivery
- Maintain accurate records, dashboards, and reports using CAFM systems, reporting tools, and Microsoft Office
Experience & skills
- Hold a Bachelor’s degree in Facilities Management from a recognized Western university (preferred) or a Degree in Operations Management (acceptable)
- Bring a minimum of 15 years’ experience in FM/O&M with leadership roles in large-scale operations and prior experience as a Director of Facilities or Operations
- Demonstrate specialization in soft services with strong focus on landscape and irrigation
- Exhibit excellent verbal and written communication skills in English; Arabic speaker or national preferred
- Show strong relationship-building and stakeholder management capabilities with diplomatic, professional client interactions
- Apply high-level analytical and problem-solving skills with a deep understanding of sustainability and environmental best practices
- Possess proficiency in Microsoft Office Suite, operational knowledge of CAFM systems and reporting tools, and strong database management and analytical capabilities
- Hold membership in a recognized professional body (e.g., CIBSE, RICS, CIOB, IWFM) or demonstrate eligibility/desirability for such membership
- Ensure compliance with government, stakeholder, and PMO requirements and manage KPIs, scope changes, and payment validations
- Lead progress meetings, steering committees participation, risk identification and mitigation, and asset handover/transition coordination
