Job description
The Operations Manager role at SmartStay is responsible for overseeing and optimizing day-to-day hospitality operations across a growing holiday home portfolio in Dubai, ensuring consistent delivery of 5-star guest experiences in line with SmartStay’s brand promise and UAE regulatory requirements. The role manages end-to-end operational performance across Guest Relations, Housekeeping, Engineering, Warehouse, and Logistics, with direct management responsibility for Guest Relations and oversight of departmental leads for Housekeeping, Engineering, and Storekeeping. The position ensures property readiness prior to guest check-in through structured inspections, checklist governance, and adherence to quality benchmarks, while maintaining compliance with UAE holiday home regulations including DTCM and Sakani guest registration processes. The role drives operational efficiency through SOP ownership, process optimization, vendor assessment, technology adoption using platforms such as HostAway, Breezeway, Monday.com, and Trainual, and KPI-driven performance management. Responsibilities include managing guest escalations and service recovery, resolving operational issues with minimal disruption, controlling operational glitches, tracking budgets and expenses, approving vendor quotations and payments in coordination with Finance, and contributing to strategic planning and continuous improvement initiatives to strengthen operational performance across the portfolio.

Key responsibilities
- Lead and oversee daily operations across Guest Relations, Housekeeping, Engineering, Warehouse, and Logistics to ensure consistent service delivery
- Directly manage the Guest Relations department and supervise department heads for Housekeeping, Engineering, and Storekeeping
- Ensure all properties meet 5-star holiday home standards prior to guest check-in
- Conduct regular and random property inspections to verify readiness and quality compliance
- Manage guest escalations, complaints, and service recovery processes
- Control and resolve operational glitches in line with company standards
- Maintain, review, and update Standard Operating Procedures across all operational areas
- Ensure compliance with UAE holiday home regulations including DTCM and Sakani guest registration requirements
- Coordinate and maintain operational checklists, inspection templates, and Trainual documentation
- Drive process improvements, vendor evaluations, and adoption of operational technology platforms
- Monitor KPIs, guest reviews, and operational reports to identify trends and inefficiencies
- Review and approve operational quotations and vendor payments with Finance oversight
- Track monthly operational budgets and ensure adherence to cost-control measures
- Contribute to strategic planning, resource forecasting, and continuous improvement initiatives
Experience & skills
- Possess a minimum of 3 years of managerial experience in Guest Relations, Front Office, or Operations within a luxury holiday home or 5-star hotel environment in the UAE
- Demonstrate operational knowledge of housekeeping, maintenance, and property readiness processes
- Exhibit proficiency or working knowledge of property and task management platforms such as HostAway, Breezeway, and Monday.com
- Demonstrate familiarity with DTCM and Sakani guest registration portals as an advantage
- Hold a valid UAE driving license
- Demonstrate ability to manage multiple operational priorities in a high-volume hospitality environment
