Job description
The Senior Manager - Retail Leasing is responsible for developing and executing leasing strategies across retail assets in the UAE, focusing on achieving occupancy, revenue, and tenant mix targets. The role includes identifying and securing new retail concepts, brands, and operators aligned with asset positioning, leading lease term negotiations, managing renewals, relocations, expansions, and re-gearing of tenants. The incumbent curates and optimizes tenant mix to enhance footfall, customer experience, and asset value, conducts market research and competitor analysis to identify trends, and collaborates with asset management and marketing teams for effective positioning of retail assets. The role also involves maintaining strong relationships with retailers, brokers, and leasing agents, coordinating with internal teams such as Retail Delivery, Legal, Finance, and Property Management, preparing leasing forecasts, budgets, and performance reports, and ensuring lease documentation and compliance with company policies and regulatory requirements. The role measures performance through KPIs including occupancy rate achievement, leasing revenue vs. budget, tenant retention, tenant mix quality, deal closure timelines, and portfolio NOI growth. Experience in large-scale retail destinations, GCC retail markets, and established relationships with regional and international retail brands is preferred.

- Conduct market research and competitor analysis to identify trends and opportunities
- Collaborate with asset management and marketing teams to position retail assets effectively
- Recommend repositioning strategies and leasing initiatives for underperforming areas
- Maintain strong relationships with retailers, brokers, and leasing agents
- Act as primary point of contact for key tenants and strategic brands
- Coordinate with internal teams including Retail Delivery, Legal, Finance, and Property Management
- Support senior management with leasing updates and strategic recommendations
- Achieve leasing revenue targets and optimize rental yields
- Analyze financial proposals including rent structures, turnover rent, and incentives
- Prepare leasing forecasts, budgets, and performance reports
- Evaluate business cases and commercial viability of prospective tenants
- Oversee lease documentation in coordination with legal teams
- Ensure compliance with company policies, regulatory requirements, and leasing procedures
- Monitor lease milestones, critical dates, and contractual obligations
Experience & skills
- Bachelor’s degree in Business Administration, Real Estate, Finance, or related field
- 8–12 years of retail leasing experience, preferably within shopping malls or mixed-use developments
- Proven track record of closing leasing deals with regional and international brands
- Strong understanding of retail market dynamics and commercial negotiations
